This role demands a proactive leader who will take full ownership of the property, ensuring it meets and surpasses financial targets. The ideal candidate will possess a comprehensive understanding of property performance metrics and maintain open communication with senior management and ownership regarding all operational facets. A solid background in Property Management, with demonstrable success and growth, is essential. Key Responsibilities:

  • Achieve and sustain high occupancy rates by implementing effective marketing strategies, actively leasing apartments, and ensuring the property maintains excellent curb appeal.
  • Foster a welcoming environment for residents by organizing engaging community events, maintaining open lines of communication, and ensuring service excellence.
  • Oversee timely rent collection and pursue outstanding payments diligently.
  • Maintain professional and respectful relationships with residents, team members, and service providers.
  • Contribute significantly to the achievement of all organizational objectives.
  • Recruit, train, and mentor a team of dedicated, sales-oriented professionals.
  • Manage all operational activities related to the property, including reporting and month-end processes.
  • Collaborate closely with project and construction teams during the development phase, ensuring all units and buildings meet quality standards.
  • Oversee vendor relationships, including processing invoices, coordinating services, and obtaining competitive bids.
  • Conduct regular property inspections to ensure compliance with standards.
  • Ensure accurate maintenance of all leases, RealPage updates, service requests, and contract documentation.
  • Drive resident retention through effective lease renewal strategies, aiming for increased rental rates.

Qualifications:

  • A robust background in multifamily property management is essential, with lease-up experience highly preferred.
  • A minimum of 3 years of experience managing multiple direct reports.
  • Demonstrated ability to achieve positive outcomes while embodying and promoting core values.
  • Exceptional verbal and written communication skills.
  • Strong analytical skills, particularly in interpreting income and financial statements.
  • Proven track record of leading change and managing on-site projects effectively.
  • A sense of accountability and a commitment to achieving goals, enhancing performance, and developing team members.
  • Experience with RealPage and Microsoft Office is advantageous.
