This role demands a proactive individual who will take full ownership of the property, ensuring it meets and surpasses financial targets. A solid understanding of the factors influencing property performance is essential, along with direct communication with senior management and ownership regarding all operational aspects. A robust background in Property Management, with demonstrable success and growth, is required. Key Responsibilities:

  • Achieve and maintain high occupancy rates by implementing effective marketing strategies, leasing apartments, and ensuring the property is visually appealing and ready for residents.
  • Foster a welcoming environment for residents by organizing engaging community events, maintaining open lines of communication, and meeting service expectations.
  • Ensure timely rent collection and actively pursue any outstanding payments.
  • Maintain professional and courteous relationships with residents, team members, and service providers.
  • Contribute significantly to the achievement of all company objectives.
  • Recruit, train, and mentor a team of dedicated, sales-oriented individuals focused on resident satisfaction.
  • Oversee the operational activities of the properties, including reporting and month-end financial responsibilities.
  • Collaborate closely with project and construction teams during the development phase, ensuring quality and readiness of all units and buildings.
  • Manage vendor relationships, including processing invoices, coordinating services, and obtaining bids.
  • Conduct regular property inspections to ensure high standards are maintained.
  • Ensure compliance with lease agreements, RealPage updates, service requests, and contract documentation.
  • Enhance resident retention through effective lease renewal strategies, achieving rental increases of 65% or more.

Qualifications:

  • A minimum of several years of experience in multifamily property management is essential, with lease-up experience being highly preferred.
  • At least 3 years of experience managing multiple direct reports.
  • Demonstrated ability to achieve positive outcomes while embodying and promoting core values.
  • Exceptional verbal and written communication skills.
  • Strong analytical capabilities, particularly with financial and income statements.
  • Proven track record of leadership and responsibility in on-site project management.
  • A sense of empowerment and accountability, with a focus on achieving goals and enhancing team performance.
  • Familiarity with RealPage and Microsoft Office is advantageous.
