AREA OPERATIONS MANAGER POSITION AT RUTHERFORD MANAGEMENT COMPANY

Rutherford Management Company is actively seeking a full-time Area Operations Manager to oversee a selection of properties within our extensive portfolio.

The Area Operations Manager will be responsible for directing the management of operations for each assigned residential community, identifying avenues to boost revenue and minimize costs, while ensuring exceptional leasing and living experiences for residents.

This role offers a competitive annual salary ranging from $110,000 to $115,000, commensurate with experience and qualifications. Additionally, team members will benefit from a comprehensive package that includes paid time off, health insurance, paid holidays, and opportunities for professional development.

KEY RESPONSIBILITIES
  • Analyze market data to identify emerging trends that may influence the performance of the portfolio.
  • Work collaboratively with Community Managers to develop and implement marketing strategies aimed at enhancing occupancy and revenue.
  • Oversee leasing operations and occupancy management.
  • Ensure adherence to policies, optimize revenue growth, and fulfill investor expectations.
  • Conduct regular inspections of properties to uphold quality standards.
  • Formulate a 10-year strategic plan for each property, encompassing property inspections and project management.
  • Manage site administration functions and ensure accurate reporting.
  • Lead, mentor, and supervise Community Managers and property team members.
  • Establish and nurture strong relationships with residents to guarantee exceptional service delivery.
  • Address client and owner concerns promptly and prepare reports for investors as necessary.

QUALIFICATIONS
  • Bachelor's degree or equivalent experience in property management.
  • Knowledge of eviction law, Fair Housing regulations, and property management legalities.
  • Essential skills include interpersonal abilities, leadership, communication, problem-solving, and self-management.
  • A high school diploma or equivalent is required.
WORK SCHEDULE

Standard working hours are from 9 am to 6 pm, Monday through Friday, with flexibility required during peak vacancy periods or special projects. Properties with occupancy rates below 95% may necessitate weekend availability.
