POSITION OVERVIEW:
The Property Accountant is tasked with overseeing a variety of financial reconciliations related to property management, corporate accounts, joint venture financials, and budget preparation. This role also includes the ongoing assessment and enhancement of property accounting methodologies.

KEY RESPONSIBILITIES:
Uphold the core values of the organization while adhering to all established processes and protocols.
Execute property accounting duties including billing, expense analysis, net operating income (NOI) assessments, and common area maintenance (CAM) reconciliations.

Conduct monthly reconciliations for diverse property accounts, encompassing straight-line rents, leasing expenses, and both above and below market rents.

Prepare and review various corporate general ledger reconciliations, including accounts receivable, prepaid expenses, and security deposits.
Manage the Tenant's Letters of Credit.
Compile the monthly sales tax report and reconcile associated accounts.
Evaluate asset and accrual account reconciliations.
Prepare and record journal entries, including year-end adjustments and monthly accruals as necessary.
Participate in regular meetings with the Asset Management team to discuss NOI variances, collections, and other relevant topics.
Provide assistance on special projects as required.
Support the Annual Budget preparation process.
Uphold the values of the organization; comply with all established processes and protocols.

REQUIREMENTS:
A Bachelor's degree is required, ideally in accounting or a related field; a minimum of 1 year of accounting experience, preferably in property accounting.
Strong verbal and written communication skills are essential.

Proficient computer skills, particularly in standard corporate operating systems and software, with a strong command of Microsoft Excel is required.

Experience with Yardi is highly recommended.
Ability to cultivate strong working relationships with all key stakeholders, both internal and external.
Demonstrated ability to prioritize tasks and manage time efficiently.
Ability to make decisions and take actions with a high level of integrity and independence.
Flexibility regarding work schedule; must be available to work on-site at least three days per week.
Exceptional organizational skills and meticulous attention to detail are crucial.
Analytical and technical expertise in all facets of real estate accounting is necessary.
Exhibit self-motivation and commitment essential for successful task completion.
Able to thrive in a moderately demanding and stressful environment.
