POSITION OVERVIEW:
The Property Accountant is tasked with overseeing a variety of financial reconciliations related to property management, corporate finance, joint venture accounting, and budgeting processes. This role includes the regular assessment and enhancement of property accounting methodologies.

KEY RESPONSIBILITIES:
Uphold the company's core values while adhering to all established processes and protocols.
Execute property accounting duties including billing, expense analysis, net operating income (NOI) assessments, and common area maintenance (CAM) reconciliations.

Conduct monthly reconciliations for various property accounts, which encompass straight-line rents, leasing expenses, market rent variances, and lease valuations.

Review, prepare, and post corporate general ledger reconciliations, covering accounts receivable, prepaid rents, and security deposits.
Manage the Tenant's Letters of Credit.
Compile the monthly sales tax report and reconcile the associated accounts.
Evaluate asset and accrual account reconciliations.
Prepare and record journal entries, including year-end adjustments and monthly accruals as necessary.
Participate in regular meetings with the Asset Management team to discuss NOI variances, collections, and other relevant topics.
Provide assistance on special projects as required.
Support the Annual Budget preparation process.
Act in alignment with the Company's values; ensure compliance with all Company policies and procedures.

REQUIREMENTS:
A Bachelor's degree is mandatory, ideally in accounting or a related field; a minimum of 1 year of accounting experience, preferably in property accounting.
Exhibit strong verbal and written communication capabilities.

Demonstrate advanced computer skills, particularly in standard corporate software and systems, with a strong command of Microsoft Office, especially Excel.

Experience with Yardi software is highly preferred.
Ability to cultivate robust working relationships with all key stakeholders, both internal and external.
Proficient in prioritizing tasks and managing time efficiently.
Possess the ability to act independently and make decisions with integrity.
Flexibility in work schedule is essential; on-site presence for at least 3 days per week is required.
Exhibit excellent organizational skills and meticulous attention to detail.
Show analytical and technical expertise in all facets of real estate accounting.
Demonstrate self-motivation and commitment necessary for successful task completion.
Able to thrive in a moderately demanding and high-pressure environment.
