Position Overview

The Commercial Building Superintendent serves as the onsite leader, collaborating closely with the Project Manager, Project Engineer, Director of Field Operations, and General Superintendent. This role is crucial for ensuring the effective management and coordination of jobsite resources, aiming for the highest standards of quality and timely service delivery that surpass client expectations.

Key Responsibilities

  1. Plan, schedule, track, and supervise multiple subcontractors and suppliers for assigned projects.
  2. Facilitate strong relationships with project stakeholders, including owners, building officials, architects, engineers, and service providers.
  3. Ensure all construction activities align with the master project schedule by developing and maintaining a two-week short-interval construction activity schedule.
  4. Enforce company safety policies and work rules, ensuring compliance among subcontractors and their teams.
  5. Oversee project quality control and coordinate with testing agencies.
  6. Manage layout verification and material utilization for subcontractors.
  7. Ensure timely and profitable project completion.
  8. Review and approve subcontractor requisitions and invoices promptly.
  9. Supervise and evaluate assistant site managers and trainees effectively.
  10. Maintain a positive working environment for the entire site team.
  11. Oversee the drawing and submittal process, ensuring thorough reviews and approvals.
  12. Document daily activities, including reports, photos, punch lists, inspections, and safety walks.
  13. Lead the creation of meeting agendas and minutes for foreman meetings.
  14. Maintain accurate as-built documentation in both digital and paper formats.
  15. Conduct preconstruction plan reviews and develop project constructability logs.
  16. Participate in all required meetings, training programs, and seminars.

Qualifications

  1. A minimum of five years of experience as a project superintendent on projects valued between $500,000 and $15 million, including various sectors such as retail, healthcare, and multifamily.
  2. A Bachelor's degree in construction management, construction engineering, or equivalent experience is required.
  3. Extensive knowledge of commercial construction activities.
  4. Strong understanding of OSHA and safety regulations; OSHA 10-hour certification is preferred.
  5. A valid driver's license and bondable status are necessary, along with proof of liability insurance.
  6. Must remain vigilant to perform essential job functions.

Success Factors

  1. Ability to read and interpret construction plans, specifications, and shop drawings.
  2. Proficient in working with diverse groups and maintaining professional interactions.
  3. Capable of supervising and managing onsite personnel while fostering a growth-oriented environment.
  4. General knowledge of AIA contract documents and material control.
  5. Familiarity with all construction trades, including surveying and engineering procedures.

Physical Requirements

  1. Ability to lift up to 50 pounds frequently and utilize equipment for heavier loads.
  2. Must be able to walk, kneel, bend, crouch, climb, and crawl as necessary.
  3. Tolerance for extreme weather conditions.
