POSITION OVERVIEW:

The main responsibility of a Sales Consultant is to showcase product attributes, designs, and advantages to prospective homebuyers in order to secure new home transactions. This role employs effective sales and marketing strategies, adheres to Company protocols, and leverages knowledge of designated communities to meet both division and Company objectives while ensuring customer satisfaction in line with Company standards. The Sales Consultant reports to the Region Manager or the Sales Manager as necessary.

KEY RESPONSIBILITIES:

Identifies sales opportunities and prospects from various channels, including media, online platforms, referrals, and direct outreach, to secure new home sales. Compiles a list of potential homebuyers from explored leads and generates new leads from suitable sources. Assesses the needs of prospective homebuyers and aligns them with appropriate solutions. Effectively drives sales by utilizing corporate marketing resources, model homes, local connections, and realtor partnerships. Acts as the primary liaison for homebuyers from the initial consultation through to the closing of the home purchase. Prepares and reviews sales contracts for new homes to ensure accurate pricing and feature selections, and is capable of explaining contractual documents to clients. Assists clients in modifying selections as per their requests. Provides pricing details between relevant departments and potential homebuyers; may relay estimated delivery timelines based on knowledge of the Company's production schedules. Conducts competitive analysis of products offered by rival companies in the same geographic regions. Communicates necessary information to other company departments (e.g., Production, Design Center, etc.) Participates in buyer Builder conferences and pre-closing walkthroughs. Maintains updated inventory flyers and site maps when changes occur. Promotes community offerings to potential buyers and realtors. Responsible for assessing home site signage requirements and ensuring adequate supply and installation. Oversees the condition of model homes and inventory properties, coordinating maintenance tasks with the appropriate company representative. Possesses knowledge of financing options available and can calculate payments and out-of-pocket expenses associated with programs offered through preferred lenders. Provides training and mentorship to other Sales Consultants and Sales Associates as directed by management.

REQUIRED QUALIFICATIONS:

Active real estate license Minimum High School diploma or GED required College degree preferred At least 2 years of proven experience in New Home Sales and/or commission-based real estate sales Valid driver's license with a clean driving record Valid auto insurance coverage Excellent verbal and written communication skills Intermediate to advanced proficiency in PC applications (Microsoft Word and Excel) Ability to prepare written documentation and perform contract calculations

WORK ENVIRONMENT:

PHYSICAL REQUIREMENTS:

A Sales Consultant is regularly required to:


• Walk, climb stairs, sit, and stand.


• Communicate verbally and audibly at normal levels.


• Have visual acuity for close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.


• Reach with hands and arms.


• Use hands and fingers to operate tools and other business machines.


• Lift and/or move up to 10 lbs.
