Residential Sales Advisor

POSITION SUMMARY:
The main responsibility of a Sales Consultant is to showcase product features, designs, and advantages to prospective homebuyers to secure new home transactions. This role employs sales and marketing strategies, adheres to Company guidelines, and leverages knowledge of designated communities to meet division and Company objectives while ensuring customer satisfaction. The Sales Consultant reports to the Region Manager or the Sales Manager as applicable.
KEY RESPONSIBILITIES:
Investigates sales leads and prospects obtained from various sources such as advertisements, online platforms, referrals, and direct outreach to generate new home sales. Develops a list of potential homebuyers from explored leads and creates new sales opportunities from suitable channels. Assesses the needs of prospective homebuyers and aligns them with appropriate solutions. Effectively drives sales by utilizing corporate marketing resources, model homes, local connections, and realtor partnerships. Acts as the primary liaison for homebuyers from the initial consultation through to the closing of the home. Prepares and reviews new home sales agreements to ensure accurate pricing and feature selections, and is capable of explaining contractual documents to clients. Assists customers with revisions to their selections as requested. Provides pricing information between relevant departments and potential homebuyers; may communicate estimated delivery timelines based on knowledge of the Company's production schedules. Conducts comparative analysis of competitor products within the same geographical markets. Communicates necessary information to other company personnel (e.g., Production, Design Center, etc.) Participates in buyer Builder conferences and pre-closing walkthroughs. Maintains updated inventory flyers and home site maps when changes occur. Promotes community offerings to potential buyers and Realtors. Responsible for identifying signage needs for home sites and ensuring proper supply and installation. Oversees the condition of model homes and inventory properties, coordinating maintenance with the appropriate company representative. Possesses knowledge of financing options available and can calculate payments and out-of-pocket costs associated with programs offered through preferred lenders. Trains and mentors other Sales Consultants and Sales Associates as directed by management.REQUIRED EXPERIENCE, SKILLS, AND KNOWLEDGE:
Active real estate license Minimum High School diploma or GED required College degree preferred At least 2 years of proven experience in New Home Sales and/or commission-based real estate sales Valid driver's license with a good driving record Valid auto insurance coverage Excellent verbal and written communication abilities Intermediate to advanced skills in PC applications (Microsoft Word and Excel) Ability to prepare written documentation and perform contract calculationsWORK ENVIRONMENT:

A Sales Consultant is regularly required to:
• Walk, climb stairs, sit, and stand.
• Communicate effectively and hear at normal levels.
• See with close vision, distance vision, color vision, peripheral vision, depth perception, and have the ability to adjust focus.
• Reach with hands and arms.
• Use hands and fingers to operate tools and other business machines.
• Lift and/or move up to 10 lbs.
