Position Overview

We have an exciting opportunity for a Facilities Operations Manager who will oversee the operational aspects of our properties, ensuring the protection, maintenance, and enhancement of the owner's assets.

Key Responsibilities

  • Coordinate operational activities to maintain and improve property value.
  • Implement and oversee safety practices, ensuring compliance with local regulations and successful audits.
  • Develop and manage preventive maintenance and repair programs.
  • Oversee the selection of contracted services, including scope development, bid requests, and performance monitoring.
  • Effectively manage a team through communication, supervision, training, and scheduling to ensure timely and budget-compliant task completion.
  • Create multi-year capital project plans and manage their execution.
  • Collaborate with tenant coordinators and contractors on tenant construction projects.
  • Ensure compliance with local codes and regulations.
  • Monitor the performance of in-house and contracted services, taking necessary actions to uphold our high standards.
  • Develop action plans for capital projects and oversee their successful completion.
  • Procure building and maintenance supplies, machinery, and equipment.
  • Utilize computer programs (Excel, Word, PowerPoint) effectively.

Employee Development

Manage the activities of all personnel involved in property operations and maintenance.

Financial Management

Prepare accurate budgets focusing on expense minimization through efficient resource utilization.

Develop and manage operational expenses within budgetary constraints.

Assist in forecasting operational and capital expenses.

Qualifications

Associate's degree or vocational/technical training is required; a Bachelor's degree is preferred.

Minimum of 2-3 years of experience in property management is essential.

Knowledge of building systems, including HVAC, plumbing, and electrical systems, is necessary.

Strong communication skills and the ability to supervise and train a team of three or more employees are required.

Preferred Qualifications

At least 3 years of administrative or technical experience with knowledge of property physical systems.

Experience in shopping mall property management is advantageous.

Demonstrated leadership qualities with supervisory experience of two or more employees.

Skills and Knowledge

Basic knowledge of computers and peripherals is required.

Physical Requirements

Candidates must be able to bend, climb, stoop, and lift weights ranging from 25 to 50 pounds.
