Responsibilities:
Director of Facilities Maintenance

Provides leadership and oversight to maintenance personnel. Ensures the integrity of building structure and

systems including life safety systems, building automation systems, preventive maintenance

systems, electrical, refrigeration, plumbing, heating, cooling, structural, grounds maintenance, parking

areas, and kitchen facilities. Oversees community project management and guarantees a

secure environment for residents, staff, and visitors. Performs additional duties as assigned. This is a

safety-sensitive role.

Leadership

  • Member of the community Cabinet team. Collaborates with the Executive Director and Cabinet team to ensure success in achieving community objectives in

    operations, human resources, sales, and resident care.
  • Responsible for the management of the Maintenance staff, which includes recruitment, training, and
    development, counseling, performance assessment, functional development, and

    disciplinary actions.
  • Oversees training of all personnel on maintenance policies and procedures.
  • Trains newly appointed Directors of Engineering in other communities as required.
  • Advances the employee relations strategy to cultivate a positive work environment that enhances
    employee engagement and maintains a harmonious workplace.
  • Encourages personal growth and development through structured and unstructured educational
    programs.

Operations

  • Evaluates and recommends personnel and physical resources necessary for operations.
  • Collaborates with residents and staff to ensure needs are addressed and tasks are completed promptly.
  • Plans, implements, and administers an effective preventive maintenance program in
    accordance with established company protocols and engineering standards.
  • Develops action plans to achieve community objectives.
  • Manages community work orders and preventive maintenance initiatives.
  • Oversees all distribution systems for electricity, water, steam, gas, etc.
  • Conducts daily chemical testing of various systems including boilers, cooling
    towers, condensate return systems, closed loops, open loops, pools, and spas.
  • Manages, inspects, and responds to alerts within the building automation system and
    fire life safety system.
  • Operates air conditioning, heating, ventilation, and refrigeration systems.
  • Maintains records related to energy consumption and operational costs of the facility.
  • Ensures upkeep of interior/exterior building(s) and grounds.
  • Implements the energy management program.
  • Develops and monitors quality assurance initiatives, conducts building inspections, and ensures compliance with regulatory authorities.
  • Ensures all required testing and documentation is completed as per regulations.
  • Develops a community capital improvement strategy.
  • Prepares Requests for Proposals and oversees services performed by external contractors.
  • Manages capital projects and upgrades as necessary.
  • Participates in community Safety Committee activities.
  • Assists in the development of the community Disaster Plan.
  • May be required to use a vehicle for procurement of parts and supplies.
  • Supports the employee survey process and collaborates with the Director of Human Resources and Cabinet team to implement improvement programs.
  • Supports the resident survey process and partners with the Cabinet team to develop and execute performance improvement initiatives.
  • Coordinates with other Cabinet team members on special events and activities.

Financial

  • Participates in the formulation and monitoring of operating budgets, capital expenditures, and reporting systems for the Maintenance department.
  • Reviews budget monthly and reports on variances.
  • Conducts maintenance activities in a cost-effective manner.
  • Continuously assesses staffing ratios and patterns, recommending appropriate staffing levels to meet operational demands.

Qualifications:

Education and Experience:

  • Education: High school diploma or G.E.D. equivalent is required. An Associate Degree in a related field or equivalent experience is required. A Bachelor's degree is preferred.
  • Work Experience: Minimum of 10 years of progressive experience in Maintenance Management is required, with at least 3 years in a supervisory capacity.
  • Licensure / Certification: Certified Hospitality Facilities Executive (CHFE) is preferred, or must successfully obtain the CHFE within 18 months of employment. Association of Facility Engineers (AFE) Plant Supervisor certification is preferred. Licensure in Heating/Air Conditioning and Refrigeration, Electrical, EPA, and Plumbing is preferred. A valid and current driver's license is required where applicable.
