The Building Operations Coordinator at Zion Evangelical United Church of Christ is responsible for the essential tasks outlined below.

These key responsibilities may be updated periodically as determined by the Building Operations Coordinator, the Property Committee Chairperson, and the Personnel Committee in collaboration with the Senior Pastor.

This role requires a presence on-site for 21 hours each week, engaging in the following activities:

  • Oversee the facility from Sunday through Saturday as needed.
  • Conduct maintenance inspections on the building's operational systems, including elevators, heating boilers, air conditioning units, sound systems, and video equipment.
  • Perform minor plumbing, electrical, and carpentry tasks, essentially general maintenance work within the church and adjacent apartment.
  • Coordinate with law enforcement to reset alarms if triggered after hours.
  • Prepare for special events and activities, which includes setting up tables and chairs for meetings, dinners, and receptions, as well as dismantling setups afterward.
  • Collaborate closely with the Property Committee to serve as the primary contact and/or arrange for vendors to carry out maintenance tasks within the building.
  • Work in conjunction with the Building Usage Committee to unlock and secure the building and remain on-site during events hosted by external organizations.
  • During adverse weather conditions, ensure that walkways and sidewalks around the church are cleared of snow and ice, applying ice melt to guarantee safety for all visitors.

Requirements:
The candidate must be available on-site for up to 7 hours on Sundays to prepare the church for services, which includes unlocking entrances and monitoring audio/visual systems during the service.

This position requires flexibility in work schedules to accommodate special events, services, or activities held within the church. If events necessitate additional hours beyond the standard 21 hours per week, compensation will be provided for the extra time worked during that week.

Physical demands include frequent bending, stooping, crawling, as well as lifting, carrying, pulling, and maneuvering moderately heavy equipment or items. The role also involves walking, standing, or traveling off-site to obtain maintenance materials, cleaning supplies, or to run errands.

General proficiency in using IT equipment such as laptops and printers is necessary for responding to emails, logging hours, and maintaining warranty and service records for operational equipment and building systems.

The ability to perform general maintenance tasks and schedule appointments with vendors or contractors for repairs or maintenance checks is essential.

Experience operating an electric hard surface floor cleaning machine is required, which dispenses cleaning solution onto the floor and vacuums it back up for reuse.

Additional Responsibilities:
The Building Operations Coordinator may be required to assist with weddings, funerals, and other special services throughout the year, including setup and cleanup.

Preparation for significant events such as Holy Week and Christmas Eve services is also expected, with compensation provided as specified in the Personnel Handbook.

Other Information:
This position primarily requires 21 hours of on-site work per week, with adjustments made to ensure presence during church events.

Paid vacation is determined by the start date and years of service, as outlined in the Personnel Handbook along with benefits.

Weekly Duties Include:
On Wednesdays or Thursdays from 1:00 PM to 7:00 PM, the coordinator will:
- Vacuum the gym if necessary before Sunday services.
- Empty trash throughout the building and ensure that the week's trash is placed in the dumpster for vendor pickup on Wednesday mornings.
- Secure the building.
- Monitor and adjust the temperature in the Sanctuary to maintain the required conditions for the organ equipment.
- Check supplies in all restrooms and replenish as necessary.
- Organize the storage area in the gym and store excess mobility equipment appropriately.
- Twice monthly, utilize the electric floor cleaning machine to clean hard surface floors within the church building, specifically in the Dining Room, Kitchen, and Basement corridors.

Sunday Duties:
On Sundays, the coordinator will work from 7:30 AM to 2:30 PM to:
- Adjust temperature settings for heating or cooling systems in the Sanctuary for the comfort of attendees.
- Unlock necessary doors and turn on lights in various areas of the building.
- Prepare bulletins and set up audio/visual equipment for the service.

Monday Duties:
On Mondays, the coordinator will work from 12:00 PM to 8:00 PM to:
- Maintain the Sanctuary by trimming candles, dusting, and cleaning pews.
- Manage emails and create/maintain schedules for building maintenance and permit renewals.

Additional Services to Support Include:
Assistance with special services such as Ash Wednesday, Maundy Thursday, and Christmas Eve, which includes setup and cleanup tasks.
