Job Overview

EJS Group, LLC is seeking a skilled Estimator to join our dynamic team, focusing on multifamily and mixed-use construction projects. This role is essential for our operations in the Arizona region.

Compensation: $80,000 - $115,000 based on experience.

Key Responsibilities:

  • Develop comprehensive bids, conceptual cost models, and budgets; conduct detailed quantitative analyses of construction documents and project requirements.
  • Prepare precise conceptual cost models and budgets, utilizing historical cost data and subcontractor insights as necessary.
  • Review project plans, specifications, and pricing; secure competitive pricing from material suppliers.
  • Conduct take-offs for all work scopes and finalize pricing.
  • Assemble accurate General Conditions and General Requirements costs.
  • Track actual costs against estimates, maintaining a thorough project cost history.
  • Organize and analyze historical project costs to inform future estimates.
  • Define scopes of work for contractors and suppliers.
  • Prepare necessary documentation for bidding, including owner bid documents and insurance/bonding requirements.
  • Compile backup documentation as needed.
  • Provide expert guidance on constructability, scheduling, phasing, and staffing considerations.
  • Analyze project programs, designs, costs, and subcontractor inputs to offer comparisons, cost-saving measures, and value engineering options.
  • Advise on subcontractor selection and buyout recommendations upon award notice.
  • Build and maintain strong relationships with subcontractors; facilitate bid processes and presentations.
  • Deliver persuasive presentations to diverse audiences.
  • Identify key subcontractors and monitor coverage while seeking to enhance relationships.
  • Collaborate on developing subcontractor scopes of work and pricing strategies.
  • Engage with design teams and engineers to ensure alignment.
  • Lead the closing processes for bid projects.
  • Network within the industry to understand client business models and establish credibility.
  • Perform additional duties as assigned.

Qualifications:

  • Bachelor's degree in construction management, architecture, engineering, or a related field is preferred.
  • A minimum of 2 years of relevant experience in estimating multifamily and commercial projects.
  • Established network of reputable subcontractors.
  • Strong knowledge of the construction industry, building systems, subcontractor specialties, regulatory compliance, and technology.
  • Proficient in office software, including Word, Excel, Microsoft Project, Procore, and Bluebeam.
  • Willingness to travel to project sites as required.
  • Exemplary integrity and ethical standards.
  • Highly developed skills in listening, influence management, and consensus development, along with outstanding presentation abilities.
  • Excellent interpersonal skills to foster successful relationships.
  • Strong analytical and logical skills with attention to detail.
  • Ability to manage multiple projects and priorities effectively, demonstrating high energy and urgency.
