Job Overview

A reputable Multifamily construction and Mixed Use General Contractor is seeking a skilled Estimator to join their dynamic team. This role focuses on multifamily, mixed-use, and various commercial projects in Arizona.

Compensation: $80,000 - $115,000 based on experience.

Key Responsibilities:
  • Develop comprehensive bids, conceptual cost models, and budgets; conduct quantitative assessments of construction documents and project program requirements.
  • Prepare precise conceptual cost models, budgets, and guaranteed maximum pricing utilizing historical cost data and subcontractor insights.
  • Examine plans, specifications, and pricing; secure competitive pricing from material suppliers.
  • Conduct take-offs for all scopes of work and finalize pricing.
  • Define and compile accurate General Conditions/General Requirements costs.
  • Monitor actual costs against estimated costs, maintaining a detailed project cost history.
  • Organize historical project costs to inform conceptual estimates.
  • Establish work scopes for contractors and suppliers.
  • Prepare necessary documents for bid day, including owner bid documents and insurance/bonding requirements.
  • Compile backup documentation as needed.
  • Provide expert guidance on constructability, scheduling, phasing, and staffing.
  • Analyze project programs, designs, costs, and subcontractor inputs, offering comparisons, cost-saving measures, value engineering options, and additional recommendations.
  • Advise on subcontractor selection and buyout recommendations upon award notification.
  • Build and maintain strong relationships with subcontractors; facilitate bids and presentations.
  • Prepare and deliver compelling presentations to diverse audiences.
  • Identify key subcontractors and monitor coverage while seeking to enhance relationships.
  • Collaborate to develop appropriate subcontractor scopes of work and pricing strategies.
  • Discuss and establish pricing strategies, concerns, and advantages with project teams.
  • Communicate effectively with design teams and engineers.
  • Lead the closing process for bid projects.
  • Network within the industry to understand client business models and establish credibility.
  • Perform other related duties as assigned.
Qualifications:
  • Bachelor's degree in construction management, architecture, engineering, or a related field is preferred.
  • Minimum of 2 years of relevant experience in estimating multifamily and commercial projects.
  • Established network of quality subcontractors.
  • Demonstrated knowledge of the construction industry, building systems, subcontractor specialties, regulatory compliance, and technology.
  • Proficient in office software, including Word, Excel, Microsoft Project, Procore, and Bluebeam.
  • Willingness to travel to client and project sites as necessary.
  • Exemplary integrity and ethical standards.
  • Strong interpersonal skills with the ability to foster successful and lasting relationships.
  • Excellent analytical and logical skills with a focus on precision in detailed work.
  • Ability to manage multiple projects and priorities with a high level of energy and urgency.
