Compensation: $80,000 - $115,000 based on experience.

Key Responsibilities:
  • Develop comprehensive bids, conceptual cost models, and budgets; conduct detailed quantitative analyses of construction documents and project requirements.
  • Prepare precise conceptual cost models and budgets utilizing historical cost data and subcontractor insights.
  • Review project plans, specifications, and pricing; secure competitive pricing from material suppliers.
  • Conduct take-offs for all scopes of work and finalize pricing.
  • Assemble accurate General Conditions and General Requirements costs.
  • Monitor actual costs against estimates, maintaining a thorough project cost history.
  • Organize historical project costs to inform future conceptual estimates.
  • Define work scopes for contractors and suppliers, ensuring clarity and accuracy.
  • Prepare essential documents for bidding, including owner bid documents and insurance/bonding requirements.
  • Compile backup documentation as necessary.
  • Provide expert guidance on constructability, scheduling, phasing, and staffing considerations.
  • Analyze project programs, designs, costs, and subcontractor inputs, offering comparisons and value engineering options.
  • Facilitate the selection of subcontractors post-award notification.
  • Build and maintain strong relationships with subcontractors, managing bids and presentations effectively.
  • Deliver compelling presentations to diverse audiences.
  • Identify key subcontractors and monitor coverage while fostering new relationships.
  • Collaborate to develop appropriate subcontractor scopes and pricing strategies.
  • Engage with design teams and engineers to ensure alignment and clarity.
  • Lead the closing process for bid projects.
  • Network within the industry to understand client business models and enhance credibility.
  • Perform additional duties as assigned.
Qualifications:
  • Bachelor's degree in construction management, architecture, engineering, or a related field is preferred.
  • A minimum of 2 years of relevant experience in estimating multifamily and commercial projects.
  • An established network of reputable subcontractors.
  • In-depth knowledge of the construction industry, building systems, regulatory compliance, and technology.
  • Proficient in office software, including Word, Excel, Microsoft Project, Procore, and Bluebeam.
  • Willingness to travel to client and project sites as required.
  • Exemplary integrity and ethical standards.
  • Exceptional skills in listening, influence management, and consensus development, coupled with outstanding presentation abilities.
  • Strong interpersonal skills with a proven ability to cultivate lasting relationships.
  • Analytical mindset with a focus on precision in detailed work.
