JOB SUMMARY: We are seeking a highly skilled and experienced Maintenance Technician III to provide exceptional maintenance services across various facilities. This role involves specialized tasks in areas such as HVAC, plumbing, electrical systems, and general upkeep of the physical plant.

KEY RESPONSIBILITIES:

  • Perform installation, repair, and replacement of electrical devices and HVAC systems.
  • Conduct plumbing fixture installations and repairs.
  • Manage the repair and replacement of door and window mechanisms.
  • Install shelving and furnishings as required.
  • Touch up and maintain the aesthetics of apartments and common areas.
  • Execute preventative maintenance tasks according to the established schedule.
  • Complete daily work orders efficiently.

Communicate effectively regarding the status of work orders and any necessary repairs to ensure seamless operations within the community.

Respond promptly to emergency situations, taking appropriate corrective actions and coordinating with service personnel when necessary.

Participate in on-call maintenance rotations and assist in procuring parts as needed. This may involve vehicle operation as required.

EDUCATION AND EXPERIENCE:

Required: High School diploma or equivalent (GED).

Preferred: Vocational training certificate or completion of a trade school program.

CERTIFICATIONS:

  • Valid driver's license with a clean driving record.
  • At least one certification in HVAC, plumbing, or electrical systems.

EXPERIENCE:

A minimum of five years of relevant maintenance experience, including specialized training and certifications in HVAC, plumbing, and electrical maintenance.

SKILLS AND ABILITIES:

  • Ability to diagnose and repair various HVAC equipment.
  • Proficient in reading technical drawings and manuals.
  • Strong communication skills, both verbal and written.
  • Detail-oriented with strong organizational skills.
  • Ability to work independently and manage multiple tasks effectively.
  • Calm and patient demeanor, especially in emergency situations.

PHYSICAL REQUIREMENTS:

  • Mobility to navigate across multiple buildings.
  • Ability to perform physical tasks including lifting up to 100 pounds with assistance.
  • Comfortable working with various tools and equipment.
  • Willingness to work in varying environmental conditions.
