Facilities Maintenance Technician

JOB SUMMARY: The Maintenance Technician III is responsible for delivering high-quality skilled maintenance services across various operational areas, including the physical infrastructure, machinery, and equipment. This role encompasses both preventive and corrective maintenance duties.
KEY RESPONSIBILITIES:
- Perform installation, repair, and replacement of electrical systems and equipment, including HVAC systems.
- Manage plumbing fixture installations and repairs.
- Conduct repairs and replacements of door and window mechanisms.
- Handle lock repairs and installations as required.
- Install shelving and other furnishings as needed.
- Touch up and maintain the appearance of apartments and common areas.
- Execute preventative maintenance tasks according to the established schedule.
- Complete daily work orders efficiently.
Maintain clear communication regarding the status of completed work orders and any equipment or structural repairs needed to ensure smooth operations.
Respond promptly to emergency situations, taking appropriate corrective actions, and coordinate with service and warranty personnel when necessary.
Participate in an on-call rotation for maintenance issues and assist in running errands for parts as requested, which may involve vehicle operation.
EDUCATION AND EXPERIENCE:
- Required: High School diploma or equivalent (GED).
- Preferred: Vocational training certificate or trade school experience.
- Certifications:
- Valid driver's license with a clean driving record.
- At least one certification in HVAC, plumbing, or electrical work.
- Experience: Minimum of five years in a related maintenance role, with specialized training and certifications in HVAC, plumbing, and electrical systems.
SKILLS AND ABILITIES:
- Ability to diagnose various HVAC equipment, including RTUs and air handlers.
- Proficient in reading technical drawings and manuals.
- Effective verbal and written communication skills in English.
- Detail-oriented, organized, and dependable.
- Ability to work independently and manage daily maintenance schedules.
- Capable of handling multiple tasks and remaining calm in emergencies.
- Considerate of residents' comfort and safety.
PHYSICAL REQUIREMENTS:
- Mobility to navigate across the campus, which may include multiple buildings.
- Frequent physical activities such as bending, climbing, and lifting (up to 100 pounds with assistance).
- Ability to operate mechanical equipment and tools safely.
- Comfortable working in various environmental conditions.
