JOB SUMMARY: We are seeking a highly skilled and specialized Maintenance Technician to provide exceptional maintenance services across various domains including physical infrastructure, machinery, and equipment. This role encompasses both preventive and corrective maintenance responsibilities.

KEY RESPONSIBILITIES:

  • Perform installation, repair, and replacement of electrical systems and equipment, including HVAC.
  • Conduct plumbing fixture installations, repairs, and replacements.
  • Manage the repair and replacement of door and window mechanisms.
  • Facilitate lock repairs and replacements as necessary.
  • Install shelving and other furnishings to enhance facility functionality.
  • Execute touch-up tasks in apartments and communal areas.
  • Complete preventative maintenance tasks according to the established schedule.
  • Address daily work orders efficiently.

Maintain clear communication regarding the status of completed work orders and any equipment or structural repairs needed to ensure smooth operations.

EMERGENCY RESPONSE: Act promptly in emergency situations, taking appropriate corrective actions and coordinating with service and warranty personnel when necessary.

ON-CALL DUTIES: Respond to maintenance issues on an on-call basis as per departmental rotation and run errands for parts as required.

TRAINING AND DEVELOPMENT: Participate in in-service training for new employees and assist in training fellow maintenance staff in established procedures.

SUPERVISORY SUPPORT: Aid the Maintenance Supervisor in the overall coordination of the Maintenance Department.

EDUCATION AND EXPERIENCE:

  • Required: High School diploma or equivalent (GED).
  • Preferred: Vocational training certificate or trade school.

CERTIFICATIONS:

  • Valid driver's license with a clean driving record.
  • At least one certification in HVAC, plumbing, or electrical work.

EXPERIENCE: Minimum of five years of relevant maintenance experience in a similar role, with specialized training and certification in electrical, plumbing, HVAC, and maintenance repair procedures.

SKILLS AND ABILITIES:

  • Ability to diagnose and repair various HVAC equipment.
  • Proficient in reading technical drawings and manuals.
  • Effective communication skills in English, both verbal and written.
  • Strong organizational skills to manage work orders and daily schedules.
  • Ability to remain calm in emergency situations and show patience with residents.

PHYSICAL REQUIREMENTS:

  • Mobility to navigate the campus and perform various physical tasks.
  • Capability to lift weights up to 100 pounds with assistance.
  • Comfortable working with mechanical equipment and tools.
