Position Overview:
The Maintenance Operations Leader is accountable for the effective management of maintenance services and ensuring exceptional customer satisfaction across the IRET portfolio within the designated area. This role involves both personal and team-driven responsibilities.

Key Responsibilities:
• Conduct property assessments to identify maintenance needs and establish preventative measures.
• Execute both minor and major repairs to maintain optimal functionality and safety of properties.
• Oversee HVAC maintenance, including motor and bearing replacements, and ensure all systems operate efficiently.
• Maintain cleanliness and order in vacant areas and assist with general upkeep of the property.
• Collaborate with the Community Manager and Regional Manager to address tenant concerns and improvements.
• Manage inventory levels of mechanical systems and procure necessary supplies while ensuring competitive pricing.
• Participate in emergency response procedures to safeguard employees and tenants during critical situations.

Administrative Duties:
• Maintain accurate logs of operations, including temperatures and chemical levels of equipment.
• Prepare reports and assist in various administrative tasks to support project completion.
• Engage in continuous improvement initiatives to enhance service delivery and operational efficiency.

Leadership and Training:
• While this role does not have direct supervisory responsibilities, it involves mentoring and guiding maintenance staff.
• Collaborate with the Training Manager to develop training programs and schedules based on identified needs.
• Maintain training records and ensure compliance with mandatory training requirements.

Qualifications:
• Minimum of 5 years of maintenance experience with demonstrated leadership skills.
• Strong customer service orientation and ability to foster relationships with clients and team members.
• Proficiency in managing multiple operational tasks effectively.

Preferred Qualifications:
• Certifications in HVAC, electrical, or plumbing fields are advantageous.
• Willingness to obtain necessary licenses as required.

Physical Requirements:
• Ability to perform physical tasks, including lifting and moving equipment as needed.
• Must be capable of navigating various work environments and performing duties safely and effectively.
