ROLE OVERVIEW:

As a Facilities Maintenance Leader, you will play a vital role in our Property Management Teams, ensuring the maintenance and aesthetic appeal of our apartment communities. This position requires a proactive individual who can supervise and inspire a diverse team while making independent decisions, particularly during after-hours emergencies.

This dynamic role is ideal for someone passionate about property management and committed to enhancing the quality of real estate. Successful individuals in this position may advance to Regional Maintenance Manager roles.

KEY RESPONSIBILITIES:

PROPERTY MAINTENANCE

  • Oversee, schedule, and perform maintenance repairs throughout the property.
  • Conduct and monitor preventative maintenance schedules.
  • Maintain availability for after-hours and weekend emergency maintenance and custodial needs.

OPERATIONS

  • Utilize property management software to manage open service requests.
  • Develop and manage budgets while keeping an accurate inventory of maintenance supplies.
  • Ensure compliance with policies, procedures, and safety regulations.

TEAM LEADERSHIP & CUSTOMER SERVICE

  • Inspire and develop a successful, inclusive maintenance team.
  • Provide constructive feedback and facilitate conflict resolution.
  • Deliver exceptional customer service to all residents.

QUALIFICATIONS:

  • Minimum of three years of hands-on experience in apartment or building maintenance.
  • Strong knowledge of plumbing, electrical systems, HVAC, carpentry, and appliance repair.
  • HVAC-EPA (Type II) or EPA Universal certification is mandatory.
  • Certified Pool Operator (CPO) certification is preferred; candidates without it must obtain it within 90 days of hire.
  • Ability to interpret and manage budgets effectively.
  • Supervisory experience is essential.
  • Familiarity with Yardi or similar property management software is required.
  • High school diploma or equivalent is necessary.
  • Proficiency in English, both written and verbal.
  • Experience with Microsoft Outlook, Word, and Excel.
  • Excellent customer service skills, particularly in managing challenging situations.
  • A valid driver's license and reliable transportation are required.
  • Availability for on-call duties and after-hours emergencies.
  • Flexibility to work weekends, evenings, and holidays.

*The First-Year Bonus, less usual deductions, will be divided into two equal payments: the first payment following the completion of 90 days of employment, and the second payment following the completion of 1 year of employment.

This position is non-exempt; the range above reflects hourly rates.

The pay range displayed for this position is determined by skills and experience required, location, and job complexity. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only and does not include allowances, perks, commissions, or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full-time associates the following, upon meeting eligibility requirements:
