Position Overview
As a Maintenance Operations Leader, you will oversee the effective management of maintenance services and ensure outstanding customer satisfaction across the Centerspace portfolio. This role requires a proactive approach to maintenance and leadership, enabling you to guide and mentor maintenance staff effectively.
Key Responsibilities
Maintenance Duties:
- Conduct thorough property assessments to identify preventative maintenance needs.
- Execute both minor and major repairs to maintain property functionality and aesthetics.
- Perform HVAC maintenance, including motor and bearing replacements.
- Manage lighting, plumbing, and general building upkeep to ensure safety and efficiency.
- Collaborate with management to facilitate tenant improvements and address maintenance concerns.
- Participate in after-hours on-call programs and assist with emergency situations.
- Maintain accurate logs of operational activities and equipment conditions.
- Oversee inventory management for mechanical systems and ensure timely procurement of supplies.
- Prepare reports and assist in various administrative tasks to support operational efficiency.
- Guide and mentor maintenance staff, fostering a collaborative and productive work environment.
- Coordinate training programs to enhance team skills and knowledge.
- Evaluate staff performance and contribute to hiring and disciplinary processes in collaboration with management.
Required:
- Minimum of 5 years of experience in maintenance operations.
- Proven leadership skills with the ability to prioritize and manage multiple tasks.
- Exceptional customer service abilities and strong interpersonal skills.
- Trade school education or relevant certifications in HVAC, plumbing, or electrical systems.
Physical Requirements:
Ability to perform physical tasks, including lifting and moving equipment, standing for extended periods, and operating tools and machinery.
