Position Overview:

The Maintenance Supervisor is responsible for overseeing the physical condition, aesthetic appeal, and operational efficiency of the property. This role ensures a safe and welcoming environment for residents and a productive workplace for staff, while maintaining high standards of service and resident satisfaction.

  • Enhance resident satisfaction through exceptional customer service and effective communication with residents, staff, and management.
  • Oversee routine, preventive, and emergency maintenance tasks, maintaining accurate logs and records.
  • Manage and train maintenance staff, ensuring timely completion of all responsibilities.
  • Supervise apartment turnovers, including repairs, renovations, and cleaning of vacant units.
  • Maintain cleanliness and safety of all areas, including waste management and landscaping.
  • Monitor property conditions and report any maintenance needs to management.
  • Adhere to all policies, procedures, and regulatory requirements.
  • Assist in budget planning and ensure compliance with service contracts.
  • Respond promptly to emergencies and develop training programs for staff.
  • Support other properties as needed.
  • Perform additional duties as assigned.

Supervisory Responsibilities:

  • Oversee contractors and vendors in line with company policies and legal standards.

Compensation and Benefits:

  • The hourly rate for this position ranges from $30.00 to $32.00, based on skills and experience.

Qualifications:

  • Minimum of three years of experience in maintenance or a related field; supervisory experience preferred.
  • High School Diploma or G.E.D.
  • Strong knowledge in carpentry, plumbing, electrical systems, HVAC, and general repairs.
  • EPA Section 608 Technician Certification (Type II or Universal) or ability to obtain within 90 days.
  • Proficient in using hand and power tools.
  • Ability to lead and motivate a team effectively.
  • Strong organizational skills and ability to manage multiple priorities in a fast-paced environment.
  • Excellent communication skills, both verbal and written.
  • Strong customer service orientation, particularly towards older adults.
  • Attention to detail and a positive attitude.
  • Basic computer skills required.

Physical Requirements:

  • Must be able to perform physical tasks, including lifting up to 50 pounds and accessing all areas of the property.
  • Availability for on-call duties and potential travel to other locations as needed.
  • Work may involve exposure to various environmental conditions; proper safety equipment will be provided.
