Job Summary:

We are seeking a highly motivated and experienced Property Manager to join our team. As a Property Manager, you will be responsible for protecting, maintaining, and enhancing the value of our properties, while ensuring the safety, comfort, and satisfaction of our residents.

Key Responsibilities:

  • Develop and implement strategies to achieve financial goals and operate assets in the best interest of our clients.
  • Assist in preparing annual budgets and income projections, ensuring accurate forecasting and financial planning.
  • Collect and process rent payments, late fees, and other charges in a timely and efficient manner.
  • Generate necessary legal documents and process in accordance with state and company guidelines.
  • Communicate effectively with vendors and contractors, ensuring timely scheduling, billing, and certificate of insurance.
  • Manage accounts payable, petty cash, and all funds, ensuring accurate and timely processing.
  • Maximize occupancy rates and rental income through effective marketing strategies and leasing techniques.
  • Conduct market research to stay informed about local market trends and competition.
  • Monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, and marketing data to provide up-to-date insights.
  • Represent the company in a professional manner, adhering to our values and standards.
  • Develop and implement procedures to ensure efficient workflow, productivity, and resident satisfaction.
  • Lead emergency response teams, ensuring prompt and effective handling of community emergencies.
  • Address resident concerns and requests in a timely and professional manner.
  • Develop and implement resident retention programs to enhance resident satisfaction and loyalty.
  • Provide ongoing training, instruction, counseling, and leadership to staff members, ensuring their growth and development.
  • Coordinate maintenance schedules and assignments with the Maintenance Supervisor.
  • Ensure all administrative processes involving personnel are handled in a timely and efficient manner.
  • Maintain community appearance, ensuring repairs are completed in a timely manner through regular inspections and tours.
  • Ensure quality and quantity of market-ready apartments, communicating service-related needs to maintenance.
  • Record and communicate service requests to maintenance, ensuring prompt attention.

Requirements:

  • Minimum 3-5 years of multifamily property management experience, including management.
  • Proficiency in Entrata or similar property management software.
  • Commercial experience preferred.
  • Positive, can-do attitude and excellent communication, organization, management, and people skills.
