Core Responsibilities:

  • Staff Coordination: Lead daily meetings with team members to clarify tasks and priorities. Allocate work orders based on urgency and workflow, ensuring clear communication and accountability.
  • Service Management: Oversee the delivery of make-ready services to maintenance and cleaning staff, ensuring timely execution.
  • Leasing Duties: Conduct property viewings for potential tenants, manage follow-ups on inquiries, negotiate lease terms, and facilitate a seamless leasing process from application to move-in.
  • Application Processing: Review and approve tenant applications, manage move-in documentation, and supervise lease signings to guarantee compliance and precision.
  • Checklist Oversight: Evaluate and approve the cleaning and make-ready checklist completed by staff, ensuring it is signed off by management post pre-move-in inspection.
  • Reporting Duties: Compile and present weekly leasing reports, offering insights into leasing trends, occupancy levels, and property conditions.
  • Property Evaluations: Perform weekly assessments of properties to uphold maintenance standards and identify improvement opportunities.
  • Financial Oversight: Analyze accounts receivable reports and submit them to the property accountant for processing.
  • Security Management: Configure access systems to ensure secure entry for tenants and staff.
  • Maintenance Coordination: Follow up on work orders with tenants to confirm completion and satisfaction.
  • Proposal Assessment: Gather and review proposals for property enhancements and needs, ensuring quality and cost-effectiveness.
  • Lease Renewal Management: Engage with tenants prior to lease renewal notifications to discuss their experiences and potential renewals.
  • Move-Out Coordination: Complete pre-inspection checklists for vacating units and manage the move-out process, including issuing make-ready work orders.
  • Timesheet Management: Review and approve employee timesheets to ensure accurate payroll processing.
  • Additional Responsibilities: Undertake other related tasks as necessary to support effective property management operations.

Qualifications:

  • Demonstrated experience in property management or a similar field.
  • Strong leadership and organizational capabilities.
  • Exceptional communication and interpersonal skills.
  • Familiarity with property management software and systems (experience with Yardi is highly preferred).
  • Ability to effectively manage multiple tasks and priorities.
  • Experience in leasing and tenant relations is advantageous.

Work Schedule: Tuesday - Saturday (negotiable weekdays off) | 8 AM - 5 PM

Compensation Package:

  • Base salary: $70,000
  • Commission: $250 per lease
  • Bonus: Discretionary retention bonus
  • Estimated annual earnings: $85,000+
