Key Responsibilities:

The Maintenance Superintendent will be directly accountable for, but not limited to, the following:

  • Creating a vibrant community atmosphere that ensures consistent satisfaction among property owners and achieves exceptional customer service feedback.

  • Building and nurturing strong relationships with residents, staff, and service providers.
  • Negotiating, coordinating, and managing the services and contracts essential for property operations, ensuring all contractors and vendors meet compliance standards.
  • Organizing and executing service requests to guarantee timely and satisfactory responses.
  • Coordinating, executing, or overseeing unit turnover processes.
  • Conducting cycle painting for both interior and exterior areas.
  • Establishing, executing, or supervising a preventative maintenance program for all site equipment, adhering to operational manuals and manufacturer guidelines.
  • Overseeing plumbing, carpentry, electrical work, and special projects.
  • Managing the procurement and maintenance of accurate inventories of supplies and materials.
  • Coordinating, executing, or supervising all janitorial tasks on-site.
  • Overseeing grounds maintenance activities.
  • Conducting daily and weekly inspections of buildings and grounds, scheduling necessary maintenance work.
  • Supervising third-party service providers.

Qualifications:

  • A minimum of three years of experience in various maintenance disciplines, including plumbing, electrical work, carpentry, painting, and general building operations.
  • Prior experience in customer service roles.
  • Ability to supervise and manage third-party vendors and contractors effectively.
  • Strong organizational and planning capabilities.
  • Basic computer proficiency in Microsoft Word and Excel.
  • Experience with Yardi software is advantageous.
  • Uniforms are required and provided.
