POSITION: COMMUNITY MAINTENANCE TECHNICIAN

The Community Maintenance Technician is responsible for executing technical and mechanical duties to ensure that the property’s structures, landscaping, amenities, and shared spaces adhere to cleanliness, aesthetic, safety, and operational standards.

KEY RESPONSIBILITIES:

  • Addressing work orders for resident inquiries and routine maintenance.
  • Conducting thorough inspections to uphold quality and address property requirements.
  • Preparing unoccupied apartments for incoming tenants.
  • Overseeing inventory management and supply ordering.
  • Maintaining accurate documentation of maintenance activities.
  • Assisting with landscaping and grounds maintenance.
  • Contributing to cost-reduction initiatives.
  • Engaging in safety protocols and practices.
  • This role includes participation in a rotating on-call schedule, necessitating availability during weekends, evenings, and mornings.

REQUIRED QUALIFICATIONS:

  • Proficiency in diagnosing and resolving mechanical issues within buildings and communal areas, including troubleshooting, compliance with safety standards, and performing preventive maintenance.
  • Attention to detail in completing tasks such as pre-move-out inspections, maintenance requests, and documentation.
  • Experience in managing inventory, scheduling external vendors and contractors, procuring supplies, and tracking materials utilized.
  • Commitment to adhering to safety regulations, participating in safety meetings, and promptly reporting any incidents.
  • Strong communication skills for effective interaction with management, residents, vendors, and contractors to coordinate work and address property needs efficiently.
  • Possession of or willingness to obtain EPA certifications Type I and II or Universal for refrigerant recycling.
  • A valid driver's license is required for operating a golf cart on the property.
  • A high school diploma or GED, along with relevant experience and/or training.
