ROLE OVERVIEW:

As a Residential Community Director, you will play a pivotal role in ensuring our properties maintain high operational standards and exceptional resident satisfaction. You will lead a dedicated team, overseeing all aspects of property management with a strong focus on customer service and financial performance.

KEY RESPONSIBILITIES:

TEAM LEADERSHIP

  • Recruit, inspire, and develop a diverse and high-performing team.
  • Provide ongoing coaching, constructive feedback, and conflict resolution.
  • Ensure compliance with company policies and procedures among all staff.

FINANCIAL OVERSIGHT

  • Develop, manage, and take ownership of the property's operational budget.
  • Utilize property management software to generate reports, ensuring financial goals are met and identifying opportunities for cost savings and revenue enhancement.
  • Oversee collections and manage legal proceedings when necessary.

PROPERTY MANAGEMENT

  • Achieve targeted occupancy levels at competitive rental rates.
  • Conduct regular property inspections and facilitate corporate or investor tours.
  • Collaborate with the on-site team to ensure a seamless onboarding experience for new residents.

COMPLIANCE MANAGEMENT

  • Collect and verify income documentation for compliance with LIHTC and HUD programs.
  • Monitor adherence to income and rent limits, as well as utility allowances.
  • Prepare units for state-required inspections and maintain positive relationships with local housing authorities.

MARKETING AND SALES

  • Implement marketing strategies that align with branding standards.
  • Ensure accurate representation of property information across marketing platforms.

CUSTOMER RELATIONS

  • Enhance resident satisfaction through effective lease renewal strategies and retention initiatives.
  • Act as a representative of Fairfield by professionally addressing resident concerns.

QUALIFICATIONS:

  • Minimum of three years of experience in property management.
  • Minimum of three years of experience with LIHTC.
  • Proficiency in Microsoft Office Suite.
  • Experience preparing for REAC inspections for HUD properties.
  • Leadership experience in managing staff is preferred.
  • Familiarity with Yardi or similar property management software.
  • Strong understanding of budgeting processes.
  • Knowledge of fair housing laws and regulations.
  • Ability to interpret regulatory agreements.
  • Proven track record of maintaining occupancy and financial performance in multifamily management.
  • High school diploma or equivalent required; Bachelor's degree preferred.
  • Industry certifications preferred, including HCCP, C3P, COS, or CPO.
  • Valid driver's license required.

*The First-Year Bonus, less usual deductions, will be divided into two equal payments: the first payment following the completion of 90 days of employment, and the second payment following the completion of 1 year of employment.

Estimated Rate of Pay:

$57, $74,448.17

This position is exempt; the range above reflects annual salary.
