ROLE OVERVIEW:

As a Community Manager, you will be at the forefront of maintaining the high standards that our residents expect. You will be an independent leader overseeing all aspects of property operations with a strong focus on business acumen and customer satisfaction.

Your responsibilities will include hiring, mentoring, and supervising a high-performing team, ensuring that revenue and profit objectives are achieved while upholding exceptional customer service standards and resident retention.

This role is ideal for a dynamic, self-driven individual eager to thrive in the residential property management field. You will report directly to a Regional Manager.

KEY RESPONSIBILITIES:

TEAM LEADERSHIP

  • Recruit, inspire, and develop a diverse and high-performing team.
  • Provide ongoing coaching, feedback, and support to staff.
  • Ensure compliance with company policies and procedures by all team members.

FINANCIAL OVERSIGHT

  • Prepare and manage the operational budget for the property.
  • Utilize accounting software to generate reports, ensuring adherence to budgetary expectations and identifying cost-saving opportunities.
  • Oversee customer collections and initiate legal proceedings when necessary.

PROPERTY OPERATIONS

  • Achieve budgeted occupancy levels at established rental rates.
  • Conduct property inspections and facilitate corporate or investor tours.
  • Collaborate with the on-site team to ensure a seamless transition for new residents.

COMPLIANCE MANAGEMENT

  • Collect and verify income documentation as required for affordable housing programs.
  • Monitor compliance with income and rent limits, as well as utility allowances.
  • Prepare units for state-mandated inspections.
  • Maintain a positive relationship with local housing authorities.

MARKETING & SALES

  • Implement marketing strategies in line with branding standards.
  • Ensure accurate representation of the property on marketing platforms.

CUSTOMER EXPERIENCE

  • Enhance resident satisfaction through effective lease renewal strategies.
  • Act as a representative of Fairfield by professionally addressing resident concerns.

QUALIFICATIONS:

  • Minimum of three years of experience in property management.
  • At least three years of experience with LIHTC programs.
  • Proficiency in Microsoft Outlook, Word, and Excel.
  • Experience preparing for REAC inspections for HUD properties.
  • Previous leadership experience preferred.
  • Familiarity with Yardi or similar property management software.
  • Strong understanding of budgeting processes.
  • Knowledge of fair housing laws and regulations.
  • Ability to interpret regulatory agreements.
  • Proven track record of maintaining occupancy and net operating income.
  • High school diploma or equivalent required; Bachelor’s degree preferred.
  • Industry certifications preferred.
  • Valid driver’s license required.

*The First-Year Bonus, subject to standard deductions, will be paid in two installments: the first after 90 days of employment and the second after one year of employment.

Estimated Rate of Pay:

$57, $74,448.17

This position is exempt; the range above reflects annual salary.

The displayed pay range is determined by required skills and experience, location, and job complexity. Actual job offers may vary based on individual qualifications. This range reflects base salary only and does not include additional allowances, perks, commissions, or bonuses applicable to this position. In addition to base salary, Fairfield offers full-time associates the following benefits, subject to eligibility:
