Job Overview

As an Assistant Property Manager at Avita Property Management, you will play a vital role in supporting the property manager with the daily operations of the community. Your primary focus will be on ensuring the property achieves optimal financial performance, is maintained to the highest standards, and that resident satisfaction is prioritized.

Compensation: Starting at $25.00 per hour

Work Schedule:

  • Monday to Friday
  • 8:50 AM to 6:30 PM
  • Overtime as required

Key Responsibilities

  • Assume responsibility for office operations and team management in the property manager's absence, ensuring all financial transactions are handled accurately and timely.
  • Conduct apartment showings and manage application processes for prospective residents, ensuring all lease agreements are completed and renewed correctly.
  • Coordinate all aspects of resident move-ins and move-outs.
  • Maintain confidentiality of resident files, including sensitive information such as income and credit histories.
  • Process rent payments and prepare bank deposits as necessary.
  • Organize and maintain resident files in compliance with company policies.
  • Initiate the lease renewal process proactively.
  • Prepare late notices and lease renewal correspondence, assisting the property manager with various reports as needed.
  • Support the eviction process in accordance with legal guidelines and directives from management.
  • Compile weekly reports on traffic and lease renewals.
  • Keep advertising materials current and relevant.
  • Inspect vacated apartments to assess the status of security deposits.
  • Train new team members as directed by the property manager.
  • Ensure accurate collection and recording of all resident payments.
  • Actively participate in resident engagement and retention initiatives.
  • Respond promptly and professionally to all resident inquiries and complaints.
  • Deliver exceptional customer service to residents and prospective tenants.

Additional Responsibilities

  • Participate in required training sessions.
  • Operate company vehicles for business purposes as needed.
  • Assume supervisory duties in the absence of the Community Director.
  • Perform other related tasks as assigned.

Qualifications

  • A minimum of 1 year of leasing experience is required.
  • Ability to interpret technical documents and regulations relevant to the multifamily housing sector.
  • Basic accounting knowledge, including calculations for commissions and discounts.
  • Preferred background in customer service, sales, and supervisory roles.
  • Strong organizational skills, attention to detail, and proficiency in basic computer applications.
  • Must successfully pass a comprehensive background check and drug screening, and possess a valid, unrestricted driver's license.
