Job Description

Healthpeak Properties, Inc. is seeking a highly skilled and experienced Assistant Property Manager to join our team. As a key member of our property management team, you will be responsible for ensuring the smooth operation of our commercial real estate properties.

Key Responsibilities:
  • Tenant Relations: Develop and maintain strong relationships with tenants and decision-makers to ensure their needs are met and exceeded.
  • Portfolio Management: Coordinate and implement tenant outreach programs to enhance tenant satisfaction and retention.
  • Operational Excellence: Monitor work orders and preventative maintenance tasks, analyzing trends and recommending action plans to improve service delivery.
  • Financial Management: Review, code, and submit vendor invoices, as well as prepare purchase orders and service agreements.
  • Data Management: Maintain up-to-date data, including tenant contact information, building records, lease file information, and Fire Evacuation Plans.
  • Survey and Analysis: Coordinate tenant survey process, including annual action plan implementation, and analyze data to inform business decisions.
  • Revenue Growth: Maximize recoverable income on a property-by-property basis.
  • Account Management: Monitor and collect accounts receivables from tenants.
  • Financial Reporting: Assist in the preparation of monthly property financials and provide recommendations for budget development.
  • Market Research: Assist with collection and coordination of market data, including market rents and operating expense estimates.
  • Project Management: Coordinate all phases of pre- and post-move in process and oversee projects as requested by Senior Property Manager.
  • Vendor Management: Schedule meetings with vendors and facility maintenance teams as needed.
  • Compliance: Ensure operational compliance, including vendor contract reviews and insurance certificate compliance.
  • Receivables Management: Regularly review receivable reports and follow up on delinquent payments.
Requirements:
  • Education: Bachelor's degree in Marketing, Business, Real Estate, Finance, and/or Accounting preferred.
  • Experience: Minimum of 3 years of experience in commercial real estate property management.
  • Skills: Advanced Word experience, including PowerPoint, Excel PivotTables, VLOOKUP, Teams, Zoom, and Data Tables preferred.
  • Personal Qualities: Ability to multi-task and prioritize tasks, possess strong initiative and sense of personal responsibility, and establish and maintain rapport with business community and interact with various levels of professionals.
