POSITION OVERVIEW

As a Senior Facilities Engineer within our Outpatient Medical division, you will play a crucial role in preserving and enhancing the value of our healthcare facilities. Your expertise is essential in ensuring the functionality, safety, and aesthetic appeal of our outpatient medical properties. We are looking for a dedicated professional who is enthusiastic about property upkeep and excels in a fast-paced, high-performance setting. This position will oversee a portfolio of assets in the Phoenix, AZ area. Welltower provides a competitive salary, annual performance bonus, mileage reimbursement, and additional benefits.

PRIMARY RESPONSIBILITIES
  • Support the Operations and Real Estate Managers by executing special projects and requests as needed.
  • Assist the Operations Manager in prioritizing and managing Preventative Maintenance tasks and work orders for designated properties, ensuring compliance with specifications and high tenant satisfaction.
  • Contribute to the Real Estate Manager in developing building budgets for assigned properties.
  • Provide initial and ongoing training for Associates as directed by management.
  • Collaborate with Sub-Contractors and Vendors to ensure work aligns with Welltower's standards, minimizing disruptions to tenant operations.
  • Assist in overseeing and coordinating capital improvement, tenant build-out, and property renovation projects as necessary.
  • Schedule and perform general maintenance, including mechanical, electrical, plumbing, and HVAC services, troubleshooting, and repairs.
  • Ensure timely and accurate completion of all required documentation and reporting.
  • Support the implementation and compliance of company Safety Policies through training and monitoring.
  • Maintain a working knowledge to support property emergency preparedness plans.
  • Execute special projects and requests as assigned.

WORK ENVIRONMENT AND PHYSICAL REQUIREMENTS
  • Tools and equipment necessary for this role include hand tools and power tools used for building component repair and maintenance, with an expected usage of 60% of the time.
  • Work conditions may involve exposure to various environments, including indoor and outdoor settings, extreme weather, and maintenance chemicals.
  • Physical demands include the ability to lift and carry heavy loads (up to 50 lbs.), climb ladders, and operate hand tools safely.
TRAVEL REQUIREMENTS

Some travel outside the area and overnight stays may be necessary. Must be available for on-call duties and able to drive to various site locations, approximately 15% of the time.

MINIMUM QUALIFICATIONS

Experience: A minimum of 7 years of hands-on experience in the installation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC, plumbing, and electrical systems is preferred. Supervisory experience is also advantageous.

Education: A high school diploma or GED is required. EPA Universal refrigerant certification or the ability to obtain certification, along with other relevant Mechanical Trade certifications, is necessary.

A valid driver's license is required, and candidates must meet company motor vehicle operator criteria.
