Job Overview

Wisconsin Management Company (WMC) is seeking a dedicated Facilities Maintenance Specialist to oversee the upkeep of our properties. This full-time position offers a range of benefits, including paid time off and mileage reimbursement.

Position Summary

The Facilities Maintenance Specialist plays a crucial role in ensuring the functionality and appearance of residential and commercial properties within the assigned community, working under the guidance of the Property Manager and/or Site Manager.

Key Responsibilities

  • Conduct maintenance tasks and repairs in various areas such as plumbing, painting, drywall, HVAC systems, electrical systems, and vehicle maintenance.
  • Prepare apartment units for new residents by completing turnover tasks efficiently.
  • Address resident service requests promptly, typically within 24 hours.
  • Perform routine inspections of buildings, common areas, and grounds to maintain safety and aesthetics.
  • Ensure tools and maintenance equipment are well-maintained and that work areas are clean and organized.
  • Procure necessary maintenance supplies with Supervisor approval.
  • Execute painting and drywall repairs as required.
  • Consult with Supervisor regarding significant repairs, replacements, or contracts.
  • Plan and carry out preventive maintenance schedules.
  • Maintain the grounds and common areas, including litter collection, sweeping, light landscaping, mowing, and snow removal as necessary.
  • Participate in meetings, training sessions, and seminars as directed by Supervisor.
  • Stay informed about fair housing laws and company policies, ensuring compliance and fairness.
  • Adhere to OSHA regulations and relevant health, safety, and environmental laws.
  • Maintain expertise in safety procedures and best practices within specialized maintenance areas.
  • Work independently with limited supervision.
  • Perform additional duties as assigned by Supervisor.

Qualifications

  • Minimum of two years of experience in the maintenance field or a related discipline.
  • Must possess a valid driver's license, reliable transportation, and current vehicle insurance.
  • Availability for occasional on-call duties during nights and weekends.
  • Strong interpersonal skills and the ability to collaborate effectively with others.
  • Ability to follow both verbal and written instructions accurately.
  • High school diploma or equivalent is required.
  • Physical capability to fulfill job responsibilities, including lifting, standing for extended periods, and using both hands.
  • Basic knowledge and experience in residential construction, carpentry, and maintenance are essential.
