SENIOR FACILITIES MAINTENANCE SUPERVISOR

Position Overview:

The Senior Facilities Maintenance Supervisor is responsible for overseeing a variety of maintenance tasks across multiple trades, dedicating a significant portion of the workday to hands-on activities. This role involves limited supervisory responsibilities, including the organization of work schedules, delegation of tasks, and performance evaluation of team members.

POSITION SUMMARY

This position is typically assigned to larger facilities with over 80 rental units and a maintenance team of four or more employees. Responsibilities include requisitioning materials, verifying invoices, managing inventory, and preparing necessary reports. The Senior Facilities Maintenance Supervisor also plays a key role in budgeting and tracking expenses related to maintenance operations.

SUPERVISORY ROLE: Non-exempt, supervisory, union position.

Supervision of skilled, semi-skilled, and unskilled maintenance personnel.

Key Responsibilities

- Oversee and/or execute maintenance tasks related to building upkeep and equipment repair, including pest control, heating systems, electrical work, plumbing, roofing, carpentry, and painting.

- Engage in physically demanding tasks, both indoors and outdoors, while adhering to safety protocols and managing adverse weather conditions.

- Conduct seasonal maintenance, ensuring all facilities are well-maintained and operational.

- Manage grounds maintenance, including the cultivation of plants and operation of landscaping equipment.

- Provide guidance to tenants on the proper use of facilities and equipment.

- Perform inspections to assess maintenance needs and coordinate repairs as necessary.

- Collaborate with property management to ensure timely maintenance and repairs of housing units.

- Respond to emergency maintenance requests at any time to minimize tenant disruption.

- Execute home repairs to ensure compliance with safety and sanitary regulations.

- Conduct routine inspections and preventative maintenance on heating systems.

- Prepare units for rental, ensuring cleanliness and safety standards are met.

- Maintain inventory and manage supplies for maintenance operations.

- Prepare documentation including work orders, reports, and personnel actions.

- Maintain security protocols for assigned keys and equipment.

- Perform additional duties as assigned.

Qualifications

Required Skills and Experience:

- High school diploma or equivalent, with a minimum of four years of apprenticeship training or five years of journeyman-level experience in relevant trades.

- At least two years of supervisory experience managing a team of maintenance workers.

- Valid Boiler Operator Certificate Class 3 or the ability to obtain within six months of employment.

- Physical ability to perform demanding tasks, including lifting and carrying heavy materials.

- Proficiency in data processing and Microsoft Office applications.

- Valid driver's license and a clean driving record.
