**job description**
Akelius is seeking an experienced and customer service focused superintendent with strong people skills to join the facility management team.
- The superintendent (live-in) will be required to live on-site and be available from 8am to 5pm, Monday through Friday. _
- This individual will also be required to work on-call and respond to building emergencies 24 hours a day, 7 days a week. _
- perform daily, weekly, and monthly inspections of properties
- complete all aspects of the apartment and common area maintenance function, including plumbing, HVAC basic troubleshooting, electrical, drywall, painting, tilling, and appliances repair
- prepare vacant apartments through turn-over repairs and improvements
- complete and close out assigned work orders by making repairs within the specified time frame
- update work orders assigned in Yardi as soon as there is a change in the status of the work order
- _ provide a safe and adequate environment for the tenants and assigned staff of the property_
- maintain overall cleanliness of properties (assisting porters where applicable) including but not limited to all common areas, hallways, stairwells, perimeter of buildings, courtyards, basements, roof, and alleys
- provide training, and update property manager on any staff related performance issues including but not limited to attendance, punctuality, overall performance, and attitude
- oversee contractors to ensure they are completing their work and abiding by the rules of the property such as using proper entrances, exits, elevators, etc., keeping the property tidy and cleaning up after themselves including the disposal of their trash
- ensure that keys are secured in the lockbox, all necessary doors are locked at completion of shift and ensure that the elevator is locked so that residents do not have elevator access to the basement (where applicable)
- remove snow near property entrance, sidewalks, and parking areas
- maintain building landscaping
- responsible for the care, maintenance and inventory of all supplies and equipment
- maintain a professional appearance and attitude, with excellent customer service and time management skills
- report any on-site incidents that occur to property manager including a slip and fall, injury, potential injury, police activity or domestic disturbance
- roles and responsibilities are not always confined to the property the super will reside in, responsible for supporting other properties as needed
- perform other duties as assigned
