About the role:

The Owner's Representative/Project Manager' leads all aspects of Data Center construction projects. Must possess demonstrated ability to oversee vendor compliance to construction agreements, while also having the ability to manage the overall project budget & schedule for varying sized, complex projects, including Hyperscale Data Centers. Strong knowledge of MEP construction management with a solid track record of managing capital projects.

This role is an onsite position in Tulsa, OK
What you'll do:

Work with Contractor(s) / A&E design team to create and establish the Master Project Timeline, based on the Critical Path and key achievementsCreate and establish the Master Project Budget, including soft costs and hard costsSupport Contractor pre-qualification, bid solicitation, bid analysis and recommendationsSupport Contract negotiation, typically in concert with the Client's PM and legal counsel, including establishment of all GC "business terms" including mark-ups, fees, insurance, labor rates, blocking issue, etc.Coordinate Design Team activitiesEnsure A&E is completing the complete list of City and/or other Authority approvals process, permitting, etcCoordinate Constructability review of the project documentsProvide / gather cost estimates working with subs and other vendors for scope gaps/changesCoordinate Value Engineering effortReview Cash flow projections on a monthly or quarterly basis as requiredManage General Contractor and other directly contracted vendors by working through onsite Construction Management teamManage Cost / Change Control, including change order review, negotiation, & recommendations, delay analysis - At program levelCoordinate Value EngineeringEnsure Budget Management and TrackingSchedule monitoring, tracking and analysisEnsure document control (track and coordinate addenda, bulletins, new drawing sets, clarifications, etc) process is in placeEnsure QA/QC is being followed and report any issues/gapsEnsure tracking of all key project documents, including submittals, RFI's, change orders, invoices and payments, lien releases, etc is being enforcedCoordination and management of all Owner-direct vendors working with supply chain and consultantsPeriodic confirmation of safe construction practices by GC and vendorsInitiate close out process prior to project completion, typically two to three months in advance with Document Control team, setting timelines and responsibilitiesEstablish close out documentation requirements. Ensure receipt of all close out documents until completion, including warranties, as-builds, O&M manuals, etc.Ensure punch list, completion and final completion process through onsite Construction management teamNegotiate, resolve and close out any outstanding change orders, quality issues or disputesProcess and track any final invoices, payment applications, retention payments, etc.Prepare and submit final project accounting and budgetAssist clients in scheduling, coordination and management of all Owner-direct vendors, consultants.

Bachelor's degree (BA/BS) from four-year college or university and a minimum of three to 5 years of related project or 7 plus years related experience without a degree. In lieu of a degree, education and experience will be considered. Project Management in the construction industry required.Preferred experience:Technical Project Management or CoordinationMission Critical or Industrial facilities upgrades and retrofits project managementGoogle Docs, Sheets, Slides, Drive, Drawings, Hangouts, etc.Microsoft Word, Excel, PowerPointScheduling application: Primavera P6, P3 is an advantage
