Eureka Multifamily Group is actively seeking a Senior Maintenance Supervisor. The ideal candidate will oversee tasks ensuring that the community adheres to all safety regulations, aesthetic standards, and that all apartments, buildings, equipment, and amenities are kept in optimal condition. The Senior Maintenance Supervisor will engage in and manage the preparation of apartments for new residents, address resident maintenance requests, and implement initiatives that foster exceptional customer service. This role supervises maintenance personnel and ensures compliance with all federal and state regulations relevant to the apartment industry, including Fair Housing.

This position reports directly to the Property Manager and carries supervisory responsibilities over all maintenance staff, groundskeepers, and housekeepers.

Key Responsibilities

  • Serve as a role model for maintenance staff, fostering a positive work environment by leading the team in delivering outstanding customer service and supporting resident retention and maintenance objectives.
  • Train, schedule, and manage the performance of maintenance personnel to meet community maintenance goals while ensuring adherence to company policies and safety standards.
  • Assist the Community Manager in formulating the annual operating budget for maintenance categories and manage expenses related to maintenance and apartment turnover to remain within budget.
  • Perform hands-on maintenance tasks in areas such as electrical, plumbing, HVAC systems (in compliance with EPA), painting, carpentry, masonry, and roofing repairs, as needed to meet deadlines.
  • Conduct regular inspections to ensure work quality and identify maintenance needs within the community.
  • Develop and implement preventative maintenance programs and schedules to preserve community assets and ensure they are in good repair.
  • Organize work schedules, prioritize tasks, and assign maintenance responsibilities to achieve site maintenance standards for resident satisfaction and operational efficiency.
  • Oversee the apartment turnover process to ensure an adequate inventory of apartments is available for marketing and leasing efforts. Schedule subcontractors or assist in the turnover process as necessary, inspecting all apartments to confirm readiness for new resident move-ins.
  • Follow company and community protocols for purchasing and storing maintenance materials and supplies. Establish an inventory control system to ensure cost efficiency and effectiveness in material management. Maintain a clean and organized maintenance shop and storage areas.
  • Schedule maintenance staff to address emergency maintenance requests during evenings, weekends, and holidays. Act as a backup for after-hours maintenance emergencies, depending on community size.
  • Ensure compliance with community standards for site appearance and curb appeal. Direct maintenance staff in maintaining the cleanliness of grounds, building exteriors, curbs, breezeways, and amenities.
  • Monitor the performance of all vendors and contractors to ensure timely completion of scheduled work.
  • Promote adherence to company safety standards by conducting monthly safety meetings and inspections as per company policies. Report safety violations to the Community Manager immediately and act as a role model in following safety procedures.
  • Comply with all administrative procedures, accurately reviewing and completing maintenance forms in accordance with established community deadlines (e.g., time sheets, turnover cards, on-call logs, site inspection logs, service requests, pool logs, maintenance & cleaning checklists).
  • Ensure all routine lighting inspections are performed and burnt-out bulbs are replaced as necessary.
  • Participate in mandatory training programs.
  • Maintain personal hand tools, report to work punctually as scheduled, and adhere to proper uniform standards.

Essential Qualifications

  1. Effective communication skills with the Community Manager, Regional Manager, residents, and subordinates.
  2. Proven proficiency in maintenance tasks across various areas: electrical, plumbing, appliance repair, carpentry, painting, pool maintenance, carpet repair, roofing, and HVAC repair.
  3. Strong supervisory and training capabilities.
  4. Exceptional customer service skills.
  5. Good interpersonal skills with the ability to interact effectively with individuals from diverse social, cultural, and ethnic backgrounds.
  6. Ability to lead and manage a team to achieve maintenance and community objectives.

Education and Experience Requirements

  • 1. A minimum of two years of prior maintenance experience in the apartment industry or a similar field.
  • 2. HVAC Certification is required.
  • 3. EPA Certification is highly preferred.
  • 4. A valid driver’s license.
  • 5. A high school diploma or GED (or equivalent work experience).

The employee must be able to lift a minimum of 50 pounds independently and up to 200 pounds with assistance (e.g., hand trucks, appliance dollies, additional personnel). Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to focus.

While performing the duties of this position, the employee works in an outdoor environment and may be exposed to adverse weather conditions. The noise level in the work environment may range from moderate to high.
