We are currently looking for a Senior Maintenance Supervisor. The ideal candidate will be tasked with ensuring that the community adheres to all safety regulations, aesthetic standards, and that all residential units, facilities, equipment, and amenities are kept in optimal condition. The Senior Maintenance Supervisor will lead and oversee the preparation of apartments for incoming residents, address and fulfill maintenance requests from residents, and implement initiatives that enhance customer satisfaction.

This role reports directly to the Property Manager and holds supervisory responsibilities over all maintenance personnel, groundskeepers, and custodial staff.

Key Responsibilities

  • Serve as a role model for the maintenance team, fostering a positive work atmosphere by guiding staff in delivering exceptional customer service and supporting community retention and maintenance objectives.
  • Train, schedule, and evaluate the performance of maintenance personnel to ensure community maintenance goals are achieved. Ensure compliance with company policies and safety regulations.
  • Assist the Community Manager in formulating the annual maintenance budget and manage maintenance and apartment turnover costs to remain within financial limits.
  • Perform hands-on maintenance tasks in areas such as electrical, plumbing, HVAC systems (in accordance with EPA regulations), painting, carpentry, masonry, and roofing repairs. Execute any necessary maintenance duties to meet deadlines.
  • Conduct regular inspections to assess work quality and identify maintenance needs within the community.
  • Develop and implement preventative maintenance programs and schedules to ensure community assets are preserved and well-maintained.
  • Organize work schedules, prioritize tasks, and assign maintenance duties to meet resident satisfaction and operational efficiency.
  • Oversee the apartment turnover process to ensure an adequate supply of units is available for marketing and leasing. Schedule subcontractors or assist in the turnover process as needed. Inspect all apartments to confirm readiness for new residents.
  • Follow company protocols for procuring and storing maintenance supplies. Create an inventory management system to ensure cost-effectiveness and efficiency. Maintain organized and clean maintenance shops and storage areas.
  • Coordinate maintenance staff to address emergency requests during evenings, weekends, and holidays. Act as a backup for after-hours emergencies. Depending on community size, may be regularly scheduled for after-hours responses.
  • Ensure adherence to community standards for appearance and curb appeal. Guide maintenance staff in maintaining the cleanliness of grounds, building exteriors, walkways, and amenities.
  • Monitor the performance of all vendors and contractors to ensure timely completion of scheduled work.
  • Promote adherence to safety standards. Conduct monthly safety meetings and inspections in line with company policies. Report safety violations to the Community Manager promptly. Serve as a model for following safety protocols and using necessary safety equipment.
  • Adhere to all administrative procedures. Accurately complete maintenance documentation in accordance with established deadlines (e.g., time sheets, turnover logs, service requests, inspection logs).
  • Ensure routine lighting inspections are performed and replace burnt-out bulbs as needed.
  • Participate in mandatory training programs.
  • Responsible for maintaining personal hand tools, punctuality, and proper uniform attire.

Required Knowledge, Skills, and Abilities

  1. Effective communication skills with the Community Manager, Regional Manager, residents, and team members.
  2. Proven proficiency in maintenance tasks across various areas: electrical, plumbing, appliance repair, carpentry, painting, pool maintenance, carpet repair, roofing, and HVAC systems.
  3. Strong supervisory and training capabilities.
  4. Excellent customer service skills.
  5. Good interpersonal skills with the ability to engage effectively with individuals from diverse backgrounds.
  6. Ability to lead and manage a team to meet maintenance and community objectives.

Education and Experience Requirements

  • 1. A minimum of two years of prior maintenance experience in the apartment or related industry.
  • 2. HVAC Certification is mandatory.
  • 3. EPA Certification is highly preferred.
  • 4. Valid driver's license.
  • 5. High School diploma or GED (or equivalent work experience).

While performing the duties of this job, the employee works outdoors and may be exposed to varying weather conditions. The noise level in the work environment may range from moderate to high.
