We are currently in search of a Senior Maintenance Supervisor. The ideal candidate will be tasked with ensuring that the community adheres to all safety regulations, maintains site aesthetics, and guarantees that all apartments, buildings, equipment, and amenities are in optimal condition. The Senior Maintenance Supervisor will lead and oversee the preparation of apartments for new residents, address resident maintenance requests, and implement initiatives that foster exceptional customer service. This role includes supervising maintenance staff and ensuring compliance with all federal and state regulations relevant to the apartment industry, including Fair Housing.

This position reports directly to the Property Manager and holds supervisory responsibilities over all maintenance personnel, groundskeepers, and custodial staff.

Key Responsibilities

  • Serve as a role model for maintenance staff, fostering a positive work atmosphere by guiding the team in delivering outstanding customer service and supporting resident retention and maintenance objectives.
  • Train, schedule, and evaluate the performance of maintenance personnel to ensure community maintenance goals are achieved while adhering to company policies and safety protocols.
  • Assist the Community Manager in formulating the annual maintenance budget and manage expenses related to maintenance and apartment turnover to remain within budgetary constraints.
  • Perform hands-on maintenance tasks as a working supervisor in areas such as electrical, plumbing, HVAC systems (in compliance with EPA regulations), painting, carpentry, masonry, and roofing repairs. Undertake any necessary maintenance tasks to meet deadlines.
  • Conduct regular inspections to ensure work quality and identify community maintenance needs.
  • Develop and implement preventative maintenance programs and schedules to preserve community assets and ensure they are in good repair.
  • Organize work schedules, prioritize tasks, and delegate maintenance responsibilities to meet site maintenance standards for resident satisfaction and operational efficiency.
  • Oversee the apartment turnover process to ensure a sufficient inventory of available apartments for marketing and leasing efforts. Schedule subcontractors or assist in the turnover process as needed, inspecting all apartments to confirm readiness for new residents.
  • Follow company and community protocols for procuring and storing maintenance materials and supplies. Establish an inventory control system to ensure cost-effectiveness and efficiency in material management. Maintain a clean and organized maintenance shop and storage areas.
  • Coordinate maintenance staff to address emergency requests during evenings, weekends, and holidays. Serve as a backup for after-hours emergencies as necessary.
  • Ensure compliance with community standards for site appearance and curb appeal. Direct maintenance staff in maintaining the cleanliness of grounds, building exteriors, curbs, breezeways, and amenities.
  • Monitor the performance of all vendors and contractors to ensure timely completion of scheduled work.
  • Promote adherence to company safety standards by conducting monthly safety meetings and inspections. Report any safety violations to the Community Manager immediately. Act as a role model in following safety procedures and utilizing safety equipment as required.
  • Comply with all administrative procedures, accurately completing maintenance forms in accordance with established community deadlines (e.g., time sheets, turnover cards, on-call logs, site inspection logs, service requests, pool logs, maintenance & cleaning checklists).
  • Ensure all routine lighting inspections are performed and replace burnt-out bulbs as necessary.
  • Participate in mandatory training programs.
  • Responsible for maintaining personal hand tools, punctuality, and proper uniform attire.

Essential Qualifications

  1. Effective communication skills with the Community Manager, Regional Manager, residents, and team members.
  2. Proven proficiency in maintenance across various disciplines: electrical, plumbing, appliance repair, carpentry, painting, pool maintenance, carpet repair, roofing, and HVAC systems.
  3. Strong supervisory and training capabilities.
  4. Exceptional customer service skills.
  5. Good interpersonal skills with the ability to engage effectively with individuals from diverse backgrounds.
  6. Ability to lead and manage a team to achieve maintenance and community objectives.

Required Education and Experience

  • A minimum of two years of prior maintenance experience in the apartment or a similar industry.
  • HVAC Certification is mandatory.
  • EPA Certification is highly preferred.
  • A valid driver’s license is required.
  • A High School diploma or GED (or equivalent work experience) is necessary.

The employee must be able to lift a minimum of 50 pounds independently and up to 200 pounds with assistance (e.g., hand trucks, appliance dollies, additional personnel). Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to focus.

While performing the duties of this position, the employee works in an outdoor environment and may be exposed to adverse weather conditions. The noise level in the work environment may range from moderate to high.
