Position Title: Maintenance Supervisor

Department: Operations

Reports To: Local Property Manager

Status: Full-Time, Non-Exempt

Compensation: $30 per hour, based on experience, qualifications, and certifications


Position Summary & Key Responsibilities:

The Maintenance Supervisor plays a crucial role in ensuring the upkeep and repair of all aspects of the apartment community, with a strong focus on delivering exceptional customer service. This role is accountable for the timely and efficient completion of repairs, preventative maintenance, and overall maintenance tasks. The responsibilities include:

  • Addressing maintenance requests promptly, performing hands-on repairs, preventative maintenance, and general property upkeep.
  • Maintaining the exterior environment, which includes litter removal, upkeep of common areas, sidewalk cleaning, watering of plants, and managing snow removal.
  • Assisting the Property Manager in prioritizing work orders effectively.
  • Providing mentorship and training to Maintenance Technicians and recommending training opportunities to the Property Manager.
  • Coordinating maintenance schedules for buildings and equipment.
  • Organizing bids from contract vendors for specialized maintenance tasks.
  • Ensuring vacant units are prepared for new residents, which includes painting, cleaning, carpet shampooing, and necessary repairs.
  • Maintaining an adequate inventory of maintenance supplies.
  • Responding to emergency repairs outside of regular hours as per the On-call Maintenance Schedule.
  • Reporting maintenance and safety issues to the Property Manager promptly.
  • Utilizing technology to document work performed, including tracking follow-up actions or additional resources needed.
  • Performing other related duties as assigned.

Education & Experience:

  • High school diploma or equivalent.
  • Experience in comprehensive building maintenance, including appliance repair, HVAC, plumbing, electrical work, carpentry, and preventative maintenance.
  • Preferred: 5+ years of experience in apartment maintenance.
  • Preferred: Certified Maintenance & Reliability Technician.

Knowledge, Skills & Abilities:

  • Strong time management skills.
  • Excellent interpersonal skills with the ability to communicate effectively with diverse individuals.
  • Ability to exercise sound judgment and problem-solving skills.
  • Capacity to work independently as well as collaboratively within a team.
  • Willingness to acquire new skills across various maintenance disciplines.
  • Proficiency in utilizing and learning technology platforms.
  • Outstanding customer service and communication abilities.
