Position Summary:

The Senior Maintenance Supervisor plays a crucial role in ensuring that the community's physical environment aligns with the company's standards for safety, aesthetics, and operational efficiency, all while adhering to budgetary constraints. Responsibilities include daily inspections of the grounds, buildings, and community features to identify and rectify hazardous conditions or liability issues. The supervisor will oversee general maintenance, unit preparation, preventative upkeep, and construction or renovation projects within the apartment community to guarantee quality and timely execution.

Key Responsibilities:

  • Maintain an organized and well-stocked maintenance shop while upholding safety protocols.
  • Supervise, train, and schedule maintenance staff activities under the guidance of the Community Manager.
  • Monitor daily progress of maintenance tasks and provide immediate support and instruction as necessary.
  • Manage on-call and after-hours emergency responses.
  • Ensure compliance with federal, state, and local regulations regarding Fair Housing and OSHA standards.
Qualifications:

Education and Experience:

  • High school diploma or equivalent (mandatory).
  • A minimum of 2 years of supervisory experience (required).
  • At least 3 years of experience in multifamily or commercial maintenance (required).
  • EPA Sec 608 Certification - Type I and Type II or Universal (required).
  • Experience in maintaining financial standards through budget management and variance identification.
  • Ability to achieve maintenance HR objectives through effective training, scheduling, and coaching.
  • Familiarity with plumbing, HVAC, electrical repairs, and all aspects of apartment readiness.
  • Reliable transportation and a valid driver's license; proficiency in English (reading, writing, speaking).
  • Physical capability to stand, sit, and maneuver around equipment, including climbing ladders.
  • Willingness to be on-call and work in varying weather conditions.
  • Strong communication skills and a collaborative team-oriented approach.
  • Ability to lift and carry objects weighing 50 pounds or more.
