Job Overview

Thies & Talle Management, Inc., a prominent player in the property management sector with extensive experience in multi-housing, is seeking a dedicated Full-time Property Manager to lead our apartment community. This role encompasses various responsibilities including leasing, rent collection, resident engagement, and the oversight of daily operations.

Key Responsibilities:

  1. Conduct regular inspections of communal areas and buildings to ensure cleanliness, maintenance, and safety standards are upheld.
  2. Schedule appointments, showcase available units, and maintain high occupancy rates through effective resident screening and selection.
  3. Utilize property management software to perform essential duties and stay updated on system changes.
  4. Facilitate the swift processing of applications and ensure new residents are seamlessly transitioned into their apartments.
  5. Oversee the move-out process for departing residents, ensuring all necessary documentation is completed.
  6. Manage and support the apartment community staff, including performance evaluations and payroll management.
  7. Maintain open communication with the Regional Property Manager regarding community needs and updates.
  8. Enforce lease agreements and adhere to local regulations, including Fair Housing laws.
  9. Coordinate maintenance and preparation of units for new residents.
  10. Ensure timely completion and filing of all necessary reports related to occupancy and compliance.
  11. Address resident concerns and resolve issues related to maintenance, safety, and community relations.
  12. Communicate effectively with residents through well-crafted notices and updates.
  13. Organize community events to foster a positive living environment.
  14. Audit invoices for accuracy and investigate discrepancies as needed.
  15. Conduct biannual inspections of all units and follow up on necessary actions.
  16. Document lease violations and manage follow-up communications with residents.
  17. Respond to emergencies, including safety alarms and other urgent situations.
  18. Stay informed about company policies and ensure compliance with operational standards.

Qualifications:

To excel in this role, candidates should possess a high school diploma or equivalent, with additional education in property management preferred. A minimum of 1-2 years of relevant experience is advantageous. Strong organizational, communication, and multitasking skills are essential. Familiarity with subsidized housing and occupancy certification is a plus. A valid driver's license is required.

Working Conditions:

The role may involve occasional outdoor work and interaction with a diverse group of residents. The ability to handle challenging situations with patience and professionalism is crucial.

Physical Requirements:

This position requires regular standing, walking, and the ability to lift up to 25 pounds. Proficiency in using office equipment and computers is necessary.
