Position Overview:

The Maintenance Technician II is responsible for delivering comprehensive support for building operations and maintenance requirements. This role involves conducting inspections, testing, and performing preventative maintenance on mechanical, electrical, and temperature control systems to ensure their efficient operation.

Key Responsibilities:

  • Execute mechanical tasks necessary for the installation and upkeep of systems and equipment, adhering to technical diagrams and operational manuals.
  • Conduct preventative maintenance and repairs on all HVAC and plumbing systems, including air handlers, ductwork, pumps, and safety systems, ensuring optimal functionality.
  • Perform indoor and outdoor re-lamping as needed.
  • Oversee the daily operation and maintenance of the Energy Management System and Fire Safety System, ensuring familiarity with their functionalities through ongoing training.
  • Conduct regular inspections of mechanical spaces and building grounds to identify maintenance needs.
  • Respond to service requests related to HVAC, plumbing, lighting, and general maintenance tasks, providing support as necessary.
  • Maintain clear communication with supervisors and stakeholders regarding maintenance activities and system status.
  • Stay informed about industry standards and safety regulations through continuous education.
  • Assist in the documentation and tracking of work orders for maintenance tasks and repairs.
  • Address emergency situations promptly, troubleshooting and resolving issues as they arise.
  • Maintain cleanliness in mechanical and electrical rooms, ensuring a safe working environment.
  • Adhere to EMCOR's operational standards and procedures in all maintenance activities.

Qualifications:

  • Successful candidates will possess a minimum of a one-year certificate from a technical school or relevant experience in a maintenance role.
  • Strong reading and interpretation skills for technical documents and safety protocols.
  • Basic mathematical skills for calculations related to maintenance tasks.
  • Proficient in using basic computer applications and tools.
  • Knowledge of HVAC codes and regulations is preferred.
  • Ability to work flexible hours, including weekends and holidays as required.

Physical Requirements:

This position requires the ability to perform physical tasks such as lifting up to 50 pounds regularly and up to 100 pounds occasionally. The role may involve working in various environmental conditions, including exposure to moving mechanical parts and high noise levels.

Work Environment:

Employees may encounter a range of conditions, including wet environments and exposure to outside weather. Safety protocols must be strictly followed to mitigate risks.
