Position Title: Maintenance Technician 2

Position Overview:

This role involves supporting general building operations and addressing maintenance needs. The technician will conduct inspections, testing, and preventative maintenance on mechanical, electrical, and automated temperature control systems, employing results-oriented strategies to ensure optimal functionality.

Key Responsibilities:

  • Execute mechanical tasks necessary for the installation and upkeep of equipment, systems, and facilities according to diagrams, operation manuals, and manufacturer specifications.
  • Perform preventative maintenance and repairs on all air and water distribution systems, including air handlers, ductwork, fans, motors, dampers, and associated components.
  • Conduct re-lamping tasks for both indoor and outdoor lighting.
  • Oversee the daily operation and maintenance of the building's Energy Management System and Fire Safety System, ensuring familiarity with operational manuals and training provided.
  • Conduct regular inspections of mechanical spaces, tenant areas, roofs, and grounds.
  • Respond to service requests related to HVAC, plumbing, lighting, and general maintenance tasks.
  • Maintain clear communication with supervisors and clients regarding work performed and the status of mechanical systems.
  • Stay updated on industry changes and safety codes through ongoing education.
  • Provide input for client work order tracking systems to initiate unscheduled jobs and assist in material procurement.
  • Address emergency situations promptly, troubleshooting and repairing issues as they arise.
  • Maintain cleanliness in mechanical and electrical rooms.
  • Complete tasks in accordance with EMCOR Business Systems Standard Operating Procedures.

Education:

A one-year certificate from a college or technical school, or one to three months of related experience and/or training; or an equivalent combination of education and experience.

Qualifications:

  • To succeed in this role, candidates must demonstrate the ability to perform essential duties satisfactorily. The requirements listed below represent the knowledge, skills, and abilities required.
  • Language Skills: Ability to read and interpret safety rules, operating instructions, and procedure manuals. Capable of writing routine reports and communicating effectively.
  • Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, and percentages.
  • Reasoning Ability: Ability to apply common sense to carry out instructions and solve problems.
  • Computer Skills: Basic skills including internet searches and email usage.
  • Certificates, Licenses, Registrations: Universal CFC Certification and a technical degree in HVAC or a minimum of two years of hands-on experience in the HVAC industry.
