Position Title: Maintenance Technician 2

Role Summary:

The Maintenance Technician 2 is responsible for supporting general building operations. This includes inspecting, testing, and conducting preventative maintenance on mechanical, electrical, and automated temperature control systems. The role emphasizes results-oriented strategies to ensure optimal functionality.

Key Responsibilities:

  • Execute mechanical tasks for the installation and upkeep of systems and facilities, adhering to diagrams, operation manuals, and manufacturer specifications.
  • Conduct preventative maintenance and repairs on air and water distribution systems, including air handlers, ductwork, fans, motors, and heating systems.
  • Perform re-lamping tasks for both indoor and outdoor environments.
  • Oversee the operation and maintenance of the Energy Management System and Building Automation System, ensuring compliance with safety and operational standards.
  • Conduct regular inspections of mechanical spaces and building grounds.
  • Respond to service requests related to HVAC, plumbing, lighting, and general maintenance tasks.
  • Maintain effective communication with supervisors and stakeholders regarding maintenance activities and system status.
  • Stay informed about industry changes and safety regulations through ongoing education.
  • Assist in the documentation and tracking of work orders and maintenance requests.
  • Act promptly in emergency situations, troubleshooting and resolving issues as they arise.
  • Maintain cleanliness in mechanical and electrical rooms.
  • Complete tasks in accordance with EMCOR Business Systems Standard Operating Procedures.

Qualifications:

Candidates should possess a one-year certificate from a technical school or relevant experience in the field. The following skills are essential:

  • Ability to read and interpret technical documents and manuals.
  • Mathematical proficiency for calculations related to maintenance tasks.
  • Strong problem-solving skills and the ability to follow instructions.
  • Basic computer skills, including familiarity with email and online resources.
  • Universal CFC Certification and a technical degree in HVAC or equivalent experience.

Physical Requirements:

This role requires physical stamina, including the ability to lift and move up to 50 pounds regularly and up to 100 pounds occasionally. The technician must be able to perform tasks involving standing, walking, kneeling, and climbing.

Work Environment:

Technicians may encounter moving mechanical parts and electrical hazards, as well as varying weather conditions. The noise level can be loud, and safety precautions must be observed at all times.
