Position Overview:

The Maintenance Technician II plays a crucial role in ensuring the smooth operation of building systems. This position involves inspecting, testing, and executing preventative maintenance on mechanical, electrical, and temperature control systems, employing strategic approaches to maintain operational efficiency.

Key Responsibilities:

  • Conduct mechanical tasks necessary for the installation and upkeep of systems and facilities, adhering to technical diagrams and manufacturer specifications.
  • Perform preventative maintenance and repairs on HVAC systems, plumbing, and electrical components, including but not limited to air handlers, ductwork, pumps, and safety systems.
  • Manage re-lamping tasks for both indoor and outdoor lighting.
  • Oversee the operation and maintenance of the Energy Management System and Fire Safety System, ensuring familiarity with operational manuals and training.
  • Conduct regular inspections of mechanical areas, tenant spaces, and building exteriors.
  • Respond to service requests related to HVAC, plumbing, and general maintenance tasks, providing assistance as needed.
  • Communicate effectively with management regarding work performed and system status.
  • Stay informed on industry safety and code updates through ongoing education.
  • Assist in the creation of work orders and materials lists for maintenance projects.
  • React promptly to emergency situations, troubleshooting and resolving issues as they arise.
  • Maintain cleanliness in mechanical and electrical rooms, ensuring a safe working environment.
  • Complete tasks in alignment with EMCOR Business Systems Standard Operating Procedures.

Qualifications:

  • Successful candidates will possess a certificate from a technical school or relevant experience in maintenance roles.
  • Ability to interpret technical documents and communicate effectively in both written and verbal forms.
  • Basic mathematical skills for calculations related to maintenance tasks.
  • Proficiency in using basic computer applications and tools.
  • Knowledge of HVAC regulations is preferred.
  • Flexibility to work various shifts, including weekends and holidays.

Physical Requirements:

This role requires physical stamina, including lifting up to 50 pounds regularly and up to 100 pounds occasionally. The employee must be able to navigate mechanical spaces and work in various environmental conditions.

Work Environment:

Employees may encounter moving mechanical parts and electrical hazards, as well as exposure to outdoor weather conditions.
