Position Overview:

The Maintenance Technician II is responsible for supporting general building operations and addressing maintenance needs. This role involves inspecting, testing, and conducting preventative maintenance on mechanical, electrical, and temperature control systems, utilizing effective strategies to ensure optimal performance.

Key Responsibilities:

  • Execute mechanical tasks for the installation and upkeep of systems and equipment according to technical specifications and operational guidelines.
  • Perform preventative maintenance and repairs on various systems including HVAC, plumbing, electrical, and safety systems, ensuring all components function efficiently.
  • Conduct re-lamping activities for both interior and exterior lighting.
  • Oversee the daily operation and maintenance of the Energy Management System and Fire Safety System, ensuring familiarity with operational manuals and training provided.
  • Carry out regular inspections of mechanical spaces, tenant areas, and building exteriors.
  • Respond to service requests related to HVAC, plumbing, lighting, and general maintenance tasks, providing assistance as needed.
  • Maintain clear communication with supervisors and stakeholders regarding maintenance activities and system status.
  • Stay informed about industry safety standards and codes through ongoing education and training.
  • Assist in the creation of work orders for unscheduled tasks and provide technical support for various projects.
  • Address emergency situations promptly, troubleshooting and resolving issues as they arise.
  • Maintain cleanliness in mechanical and electrical areas, ensuring a safe working environment.
  • Adhere to EMCOR Business Systems Standard Operating Procedures and Work Instructions.

Qualifications:

  • Successful candidates will possess a combination of education and experience, including a one-year certificate from a technical school or relevant experience in the field.
  • Strong communication skills, both written and verbal, are essential for effective interaction with team members and clients.
  • Basic mathematical skills for calculations related to maintenance tasks.
  • Proficiency in using basic computer applications for communication and documentation.
  • Knowledge of HVAC codes and regulations is preferred.
  • Ability to work flexible hours, including weekends and holidays as required.

Physical Demands:

This position requires regular physical activity, including lifting up to 50 pounds frequently and up to 100 pounds occasionally. Candidates must be able to perform tasks that involve standing, walking, kneeling, and climbing.

Work Environment:

Employees may be exposed to various environmental conditions, including moving mechanical parts and potential electrical hazards. Safety protocols must be strictly followed to ensure a secure working environment.
