Position Title: Maintenance Technician 2
Position Overview:
This role involves supporting general building operations and requirements. The technician will conduct inspections, tests, and perform Operation & Maintenance (O&M) preventative maintenance on mechanical, electrical, and automatic temperature control systems, employing results-oriented strategies to ensure ongoing functionality.
Key Responsibilities:
- Conduct mechanical tasks necessary for the installation and upkeep of equipment, systems, and facilities according to diagrams, sketches, operation manuals, and manufacturer specifications.
- Perform preventative maintenance and repairs on all air and water distribution system equipment, including air handlers, ductwork, fans, motors, dampers, variable air volume systems, mechanical cooling/chilled water systems, and more.
- Execute re-lamping tasks for both indoor and outdoor lighting.
- Oversee daily operations, inspections, and maintenance of the building's Energy Management System and Fire Safety System, ensuring familiarity with their operations through manuals and training.
- Conduct regular tours of mechanical spaces, tenant/public areas, roofs, and building grounds.
- Respond to service requests related to HVAC, plumbing, lighting, carpentry, painting, and general maintenance duties.
- Communicate effectively with the owner or supervisor regarding work performed and the status of mechanical systems.
- Stay updated on safety and code changes through seminars and educational resources.
- Provide input for client work order tracking systems to initiate work orders for unscheduled jobs and develop materials lists for ordering.
- Respond to emergencies, troubleshoot, and repair issues as needed.
- Maintain cleanliness in mechanical and electrical rooms.
- Complete tasks in accordance with EMCOR Business Systems Standard Operating Procedures and Work Instructions.
Education Requirements:
A one-year certificate from a college or technical school, or one to three months of related experience and/or training; or an equivalent combination of education and experience.
Qualifications:
- Ability to perform essential duties satisfactorily, with reasonable accommodations for individuals with disabilities.
- Language Skills: Proficient in reading and interpreting safety rules, operating and maintenance instructions, and procedure manuals. Capable of writing routine reports and correspondence.
- Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, and proportions.
- Reasoning Ability: Ability to apply common sense understanding to carry out instructions in various forms.
- Computer Skills: Basic skills such as internet searches and email usage.
- Certificates, Licenses, Registrations: Universal CFC Certification and a technical degree in HVAC or a minimum of two years of hands-on experience in the HVAC industry.
