Position Overview:
The Maintenance Technician II plays a crucial role in supporting the overall functionality of building operations. This position involves inspecting, testing, and conducting preventative maintenance on mechanical, electrical, and automated temperature control systems, employing effective strategies to guarantee optimal performance.
Key Responsibilities:
- Execute mechanical tasks necessary for the installation and upkeep of systems and facilities, adhering to technical diagrams, operation manuals, and manufacturer specifications.
- Conduct preventative maintenance and repairs on air and water distribution systems, including air handlers, ductwork, fans, motors, and various mechanical systems, ensuring all equipment operates efficiently.
- Perform re-lamping duties for both indoor and outdoor lighting systems.
- Oversee the daily operation and maintenance of the Energy Management System and Fire Safety System, ensuring familiarity with operational protocols through training and manuals.
- Conduct regular inspections of mechanical spaces, tenant areas, roofs, and grounds to ensure safety and compliance.
- Respond to service requests related to HVAC, plumbing, lighting, and general maintenance tasks, providing assistance as needed.
- Maintain clear communication with supervisors and stakeholders regarding maintenance activities and system status.
- Stay informed about industry safety standards and regulations through ongoing education and training.
- Input data into the work order tracking system to facilitate maintenance requests and project support.
- Address emergency situations promptly, troubleshooting and resolving issues as they arise.
- Maintain cleanliness in mechanical and electrical rooms, ensuring a safe working environment.
- Adhere to EMCOR Business Systems Standard Operating Procedures and Work Instructions.
Qualifications:
- Successful candidates will demonstrate the ability to perform essential duties effectively. A one-year certificate from a technical school or relevant experience is preferred.
- Language Proficiency: Ability to read and interpret technical documents and communicate effectively.
- Mathematical Skills: Proficiency in basic calculations and the application of algebra and geometry concepts.
- Reasoning Ability: Capability to follow instructions and solve problems in standardized situations.
- Computer Skills: Basic proficiency in internet usage, email communication, and electronic documentation.
Additional Skills:
- Knowledge of HVAC codes and regulations is advantageous.
- Willingness to work flexible hours, including weekends and holidays.
Physical Requirements:
This role requires frequent physical activity, including lifting up to 50 pounds and occasional lifting of heavier items. Candidates must be able to navigate various work environments, including high places and potentially hazardous conditions.
Work Environment:
Employees may encounter moving mechanical parts and electrical hazards, as well as exposure to varying weather conditions. Noise levels may be elevated in certain areas.
