Position Title: Maintenance Technician II

Position Overview:

The Maintenance Technician II is responsible for supporting the overall functionality of building operations. This role involves conducting inspections, testing, and performing preventative maintenance on mechanical, electrical, and temperature control systems, employing strategic approaches to maintain seamless operations.

Key Responsibilities:

  • Execute mechanical tasks for the installation and upkeep of systems and equipment, adhering to technical diagrams, operational manuals, and manufacturer specifications.
  • Conduct preventative maintenance and repairs on air and water distribution systems, including air handlers, ductwork, fans, motors, and various mechanical and electrical components.
  • Perform indoor and outdoor re-lamping as necessary.
  • Oversee the daily operation and maintenance of the Energy Management System, Building Automation System, and Fire Safety System, ensuring familiarity with operational protocols through training and manuals.
  • Conduct regular inspections of mechanical spaces, tenant areas, roofs, and grounds.
  • Respond to service requests related to HVAC, plumbing, lighting, and general maintenance tasks, providing assistance as needed.
  • Maintain clear communication with management regarding work performed and the status of mechanical systems.
  • Stay informed on industry changes and safety regulations through ongoing education and training.
  • Assist in the creation of work orders for unscheduled tasks and provide technical support for projects as required.
  • Address emergency situations promptly, troubleshooting and resolving issues effectively.
  • Maintain cleanliness in mechanical and electrical rooms, ensuring a safe working environment.
  • Adhere to EMCOR Business Systems Standard Operating Procedures and Work Instructions.

Qualifications:

  • Successful candidates will demonstrate the ability to perform essential duties effectively. The following qualifications are necessary:
  • Education and Experience: Completion of a one-year certificate from a technical school or one to three months of related experience; or a combination of education and experience.
  • Language Skills: Proficient in reading and interpreting safety rules, operating instructions, and procedure manuals. Capable of writing routine reports and effectively communicating with diverse groups.
  • Mathematical Skills: Ability to perform calculations involving discounts, interest, proportions, and basic algebra.
  • Reasoning Ability: Capable of applying common sense to follow instructions and solve problems in standardized situations.
  • Computer Skills: Basic proficiency in internet navigation, email usage, and electronic documentation.
  • Certificates and Licenses: Not mandatory, but beneficial.
  • Other Skills: Familiarity with HVAC codes and regulations is preferred. Ability to complete required training successfully and flexibility to work various shifts, including weekends and holidays.

Physical Demands:

This position requires frequent use of hands, standing, walking, and the ability to lift and move items up to 50 pounds regularly, and up to 100 pounds occasionally. Specific vision abilities required include close vision and depth perception.

Work Environment:

Employees may be exposed to moving mechanical parts, electrical hazards, and varying weather conditions. The noise level in the work environment is typically loud.
