Job Title: Property Manager

Key Responsibilities:
  • Develop and implement policies, procedures, and programs to maintain well-managed and well-maintained buildings.
  • Assist senior management in understanding client goals and objectives, and develop recommendations to achieve the highest value consistent with those objectives.
  • Prepare and report information to designated staff in a timely fashion.
  • Create and develop upgrades to services to exceed client expectations.
  • Develop and implement staffing plans and job descriptions for assigned sites, and promote continuous education for on-site personnel.
  • Prepare and present the annual operating budget and monthly financial reporting package.
  • Review and approve annual lease reconciliation and estimates.
  • Establish goals and objectives for on-site staff, prepare employee evaluations, and make promotion and compensation recommendations.
  • Develop a resource plan to deliver completed projects, meeting customer requirements, within set budgets and schedules.
  • Prepare lease abstracts and review specifications prepared for service contracts.
  • Review and approve payables and receivables, and supervise all accounting output as prepared by the accounting department.
  • Conduct weekly site visits to review policies and procedures, personnel performance, and approve invoices requiring signature.
  • Perform quarterly inspections of all properties contained within the portfolio.
  • Develop short and long-range plans for all properties assigned.
  • Ensure compliance with fire, life safety, and other safety programs in conjunction with the Environmental Health and Safety Act.
  • Maintain a positive image in performing daily work both internally and externally.
Requirements:
  • Bachelor's Degree in business or related field.
  • Minimum of 8 years' experience in property operations.
  • Knowledge in all aspects of business, including leasing and construction management.
  • Valid real estate license in States that require it.
