KEY RESPONSIBILITIES

The Development Project Manager is accountable for overseeing all phases of property development, from contract initiation to securing building permits. This role involves managing external consultants engaged in due diligence, design, engineering, and permitting for new school projects. The DPM acts as the primary liaison throughout the development process, ensuring all necessary approvals are in place before construction begins. A successful candidate will leverage their expertise to guide both internal and external teams towards excellence in project execution.


• Collaborate closely with the Real Estate Director during the initial leasing or acquisition phase by evaluating potential sites, providing cost analysis, development timelines, and permitting assessments for review.


• Develop customized project timelines for land acquisition or leasing based on zoning regulations, conditional use permits, and required approvals to expedite construction commencement; manage and report on progress weekly.


• Lead and coordinate a team of internal and external consultants, including architects and engineers, to secure all necessary municipal approvals for site development; prepare documentation for financing as needed.


• Represent the organization at local meetings, including design review boards and city council sessions, advocating for zoning and site plan approvals.


• Oversee the collection and analysis of due diligence documentation during the inspection phase to assess the viability of land or existing buildings, including title reports and environmental assessments.


• Facilitate effective communication and coordination among all stakeholders, including Franchise Owners, team members, and external partners.


• Proactively engage with jurisdictional departments to streamline development tasks and foster positive relationships with local municipalities.


• Travel to various markets to engage with local authorities involved in ongoing projects to enhance outcomes.


• Ensure compliance with all county, city, and state regulations to prepare sites for construction.


• Maintain open lines of communication with Franchise Owners and stakeholders throughout the development process.


• Adhere to established project timelines by regularly reviewing and updating schedules, ensuring all parties receive timely information, and monitoring project progress.


• Identify opportunities for cost savings and value engineering through ongoing project assessments.


• Complete all necessary documentation and provide accurate project status updates while traveling.

IDEAL CANDIDATE PROFILE

We are looking for individuals who build trust, demonstrate accountability, and possess a service-oriented mindset. The ideal candidate will have:


• A Bachelor's degree in Construction Management, Architecture, Engineering, or a related field.


• A minimum of 5 years of experience in development management within the commercial construction sector or equivalent experience.


• Familiarity with pre-construction and land development processes, including site planning and utility design.


• Expertise in feasibility studies, site planning, permitting, and civil design.


• Proven ability to work with local municipalities to secure necessary approvals.


• Strong skills in budget preparation and project scheduling.


• Experience managing multiple projects simultaneously.


• A solid understanding of construction terminology, codes, and documentation.


• Proficiency in project management software.


• Excellent organizational, presentation, and communication skills.


• Willingness to travel up to 50% of the time.
